Please note that these changes may also impact future booking conditions.


MAXIMUM OCCUPANCY
Up to 16 guests (including children) for current layout of 7 bedrooms.
Starting in 2026, the villa will accommodate up to 22 guests with 10 bedrooms.

SCALABLE PRICING – NEW FOR 2026
Publicly listed as a 10-bedroom villa (22 guests). However, pricing will adjust based on the number of rooms rented:
7, 8, 9 or 10-bedroom options available (Not valid during holidays).

GRATUITIES
Gratuities are expected: 8% minimum, 10% recommended, based on the rental amount before taxes and fees.

CONCIERGE SERVICE
A concierge will be assigned as soon as you finalize your villa reservation to help with pre-arrival coordination and during your stay: Coordinating airport transfers, golf cart rental, activities and excursions, massages, menu coordination, supermarket purchases.

PAYMENT AND CANCELLATION POLICY
Jan 6th-Dec 17th- 50% of the total amount is required on time of booking. Remaining 50% is due 60 days prior to arrival. Cancellations 60 days prior to arrival are refundable, within 59 days or less refunds won’t apply.

Dec 18-Jan 5th and Thanksgiving Week- 50% of the total amount is required on time of booking, this amount is non refundable. Remaining 50% is due 90 days prior to arrival.

No date changes will be allowed for this season; we will only allow date changes if force majeure limits travel; this change will be valid for 11 months from the time of cancellation. No refunds will be given for seasonality rate changes

NOTE: 150 USD administration fee applies for all full refunds if payment was in wire transfer; if the payment was made by credit card a processing fee of a 4% of the paid amount will be retained.
