The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night The cottage décor is fresh and modern with plenty of parking and a small decking area. Set in lovely countryside, the Stables Flat is a private one bedroom apartment decorated in a modern style. It is part of a stable yard that is no longer in use. Guests and their dogs are welcome to enjoy the paddocks and small patch of woodland that form part of the property. There are lots of circular country walks including dog friendly pubs and the Bolney wine estate and cafe. Being close to the A23 and A272, gives easy access to Brighton, Hickstead, Gatwick and Nymans gardens.

Situated on a quiet country lane in secluded magical woodland. The kids roam free playing in the woods, football and giant trampolining, while you chill on the sun terrace with wood fired hot tub, listen to the birds. Breathtaking walks to pubs from the doorstep and the beach is a short drive away (bus stop nearby).

Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Hen House

The Hen House is a converted barn standing within its own private plot but using the same driveway as Wyndham Farmhouse, Barn and Stables. The house is well equipped, light and airy with fantastic views to the south downs. It is the perfect base to explore the Sussex countryside with plenty of local attractions. Dogs are welcome and the garden is fenced.
