Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

Well behaved dogs are welcome on leads as there is no fenced area. A travel cot for babies is available.but bedding not provided

The cosy lounge has ample seating, including a sofa bed, wood burner and TV. There are two double bedrooms. It has a fenced garden with ample seating , a BBQ, and Hot Tub (seasonal charges apply). The cottage also provides spectacular views of the extended gardens, woods and paddocks.

"The Little Annex" is completely self-contained with private access, a kitchenette, work space, double (4' 6") bed, en-suite shower room (with modern digital shower), fast wifi, and driveway parking. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
