The village of Pratts Bottom and the local pub is within a 10 minute walk. The nearest train stations are a 10 mins drive and offer fast services to London Charing Cross on the Tunbridge Wells/Hastings line.

Along the Darent Valley, minutes from M25 between Dartford and Sevenoaks (outside ULEZ 😁), surrounded by farmland and horses, we are a mile from Eynsford Village and train station. We have the Park and golf course as our back garden and The Roman Villa and Castle/World Gardens as our neighbours. Castle 'Lavender' Farm is a short walk too. Brands Hatch is a short drive. Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. Indeed our Estate was once owned by Thomas Boleyn, then Mary Boleyn after the beheading of her sister Anne in 1533. #puncheurplace

Nearby there is a choice of quaint country pubs and the bars and restaurants of Sevenoaks are a short drive. There are lots of wonderful nearby country walks. Hever Castle, Chartwell House (Winston Churchill), & Down House (Charles Darwin) are just some of the attractions within a short drive.

The High Street, local pub, and shops are within walking distance. Guests can park their car on-site for free. EV charging available at extra cost.
