We offer a double , fresh and bright bedroom in our family home in a very quiet area of Penicuik. Perfect starting point for exploring Edinburgh or the country side as we offer free parking with bus stop on the door step. We have a big garden plus a huge grass area in front of our house and happily host kids or dogs or both. PLEASE BE AWARE : the car park is about 50m away from the entrance to the room. The room is not suitable for wheel chairs . Note that there is a £10 charge for dogs.

Our comfortable, well equipped town house is the perfect base to explore Edinburgh. Located just ove two miles from the centre, there is a bus stop across the street that will get you into Princes Street in 20 minutes., depending on traffic conditions. With the off street parking bay for two cars it offers the possibility of safe parking and easy bus access. There is an excellent shopping centre with Aldi and Sainsbury’s supermarkets within 8 minutes walk from the house.

Private En-Suite Room | Garden | Easy City Access

Our family home is situated in Gilmerton, south of the city centre with direct buses and easy access to the City Bypass. Located 20 minutes by car from the airport / 30-40 minutes by bus to and from the city centre. The double bedroom is located on the ground floor with a tea and coffee station and a private en-suite bathroom. The room can be accessed via the front door or through the back garden entrance. EV charging is allowed with prior arrangement at an extra cost.

Spacious room with a comfortable superking-sized double bed which can also be configurated as 2 single beds. It is up one flight of stairs in Quendale Guest House, a beautiful Victorian house. The room is west facing so gets the evening sun and is at the back of the house so is quiet. There is a sink in the room and a shower room with toilet directly opposite. The toilet is shared with one other single bedroom (the single room has its own en-suite shower).

This room has a comfortable superking-sized bed which can also be split into 2 singles if desired. It is on the first floor of a beautiful Victorian guest house and has an en-suite shower room & toilet. The bedroom window is west facing so gets the evening sun. It is at the rear of the house so is quiet. There are tea/coffee making facilities in the room with a selection of hot drinks. Parking is in the surrounding side streets - not private spaces.

Quendale Guest House is a typically spacious Victorian Edinburgh townhouse. The room is at the front of the house on the first floor and is furnished with a single bed. It has a private shower within the room and access along the hallway to a toilet (toilet is shared with one other room). A kettle, mini-fridge, microwave and complimentary tea and coffee are provided in the room.

Cosy family home in Morningside. Tastefully decorated and very practical. In beautiful residential area with regular buses into city. Excellent local bus service. Walking distance too. Braids Hill and The Hermitage hills to climb to see view of Edinburgh and the Pentland Hills. Wide range of walks or cycle routes to explore the city and surrounding it areas.

Large Comfortable House

This house is all on one level. It is a large 1920's house in a quiet suburban area close to bars, restaurants and local amenities. It is a 10 minute bus journey to the city centre. Visitors parking permits will be provided (free of charge) in order that you can park close to the house. There are always plenty of parking spaces available.

Quiet single room in family home in Penicuik. Just 10 miles south of Edinburgh with excellent bus connection into the city centre. We are a very short journey away from the Pentlands National Park and about 10 min away from Roslin with its famous Chapel.
