The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Walking distance to 2 pubs.

Hedge Lodge

Hedge Lodge is a spacious, self-catering holiday cottage sleeping up to five people. It enjoys beautiful views across fields of horses and backs onto a natural pond bursting with wildlife. The cottage boasts a large open plan kitchen/dining and sitting area with doors opening to a private courtyard The first floor has a quiet area for reading, or play area. Two bedrooms and a family bathroom. Well behaved animals are welcome on the ground floor only and WIFI, bed linen and towels are included.

Crown Cove House is a newly refurbished self-contained annexe in historic beachfront detached Victorian property, 50m from the beach, tennis courts, Kensington Gardens and a lovely beach cafe. The newly fitted pull-down Murphy bed has an extra deep mattress for comfort and allows you to use the main room as a living room during the day. - 50” smart tv with Netflix, Disney Plus etc. - outdoor area with bistro table - Newly fitted kitchen & bathroom Suitable for up to 2 adults and 2 children

Dedham lodge is nestled on the very outskirts of Dedham and the world famous Constable country with direct access to the Essex Way .From our rural home you will see the horses from your window and see the working life of an equestrian small holding . Beaches such as Walton and Frinton are just a short drive away ,you are only a quick drive or walk from local convenience stores and superb pubs and eateries Dedham and Manningtree has to offer .We can also offer tepe hire & motorhome stays.

Smithy Cottage

This cosy Grade II listed 17th century cottage is next to the village church of Campsea Ashe and is ideally located for Suffolk's beautiful heritage coast, heathlands and forests, as well as Snape Maltings, Orford, Aldeburgh and Woodbridge. Adjoining Smithy House and the old forge, it has lots of character with a carefully curated interior, a wood burning stove, and use of a private part of the garden. It is a 6 minute walk from the train station, the Station House Café and the village pub.

A beautiful, relaxing riverside lodge located at Isleham Marina. Set in open countryside with access to rural walks, swimming, cycling and bird watching. The lodge has fishing rights. Isleham village and Mildenhall stadium are a 30 minute walk away. The village has pubs, Co-Op store, restuarant and take away. Next to the marina there is an award-winning farm butchers and farm shop. Please note: there are space saving steps to the upstairs single beds and limited head room. Deep water.

Enjoy Free Fishing with your stay! Pets are welcome! This is one of our two caravans located on the private land/fishery at the most picturesque part of Suffolk. This is a unique and tranquil getaway. You will have 2 bedrooms, a well equipped kitchen, a comfortable sitting room,and a terrace facing beautiful lakes. There are 5 acres for walks, securely fenced up. We charge an additional £30 for pets, service pets free of charge. Beautiful old small town Clare is just 0.5 miles away.

Boaters Hill House (sleeps 8) is set at the centre of a conservation farm in the Norfolk Broads National Park with fine views over the River Waveney. It has recently been renovated with new bathrooms and benefits from its own private hot tub. The bedrooms can either be configured as four doubles or four twin rooms. Well behaved dogs are welcome! Boaters Hill House can be booked in conjuction with our other Holiday property The Cart Lodge which can sleep 6 and is about 80 metres away.

Lake view lodges Long Melford (Melford)

Our lodges are fully insulated. Have double glazing. Central heating. Perfect for all year round. Both lodges sleep upto 6 guests. They are well equipped with en-suite. television. Sofa and full kitchen inside. We are surrounded by lovely countryside. But also only a 10 minute walk into Long Melford. Which has lots of pubs and restaurants. The lodges are our own design. You will not find anything like them in the country. Totally unique. You can fish the lake. 2 wells behaved dogs max.
