Our home is located in a very quiet neighborhood with easy access to a state and neighborhood boat ramp. The property is park like with lots of shade trees to get out of the summer heat. In addition, there is a hammock under the tress to take a nap or read a good book. We have a fully equipped kitchen with all utensils, plates and cups, as well as a large, outdoor grill when cooking that fresh catch of the day for your family and guests.
THE BELOW RULES MUST BE READ AND FOLLOWED. IF IT IS FOUND THAT ANY OF THESE RULES HAVE BEEN BROKEN, YOU WILL BE CHARGED FOR THAT OFFENSE ACCORDINGLY. WE THE HOMEOWNERS INSPECT AND CLEAN THE HOME AFTER EVERY GUEST
*There is to be NO parking in our front yard. This is where our septic system is. If this is damaged by YOU, you will be responsible for all repairs. If you need extra parking, please use the lot that has the BBQ Pit and Van parked in it.
*Absolutely NO climbing or standing on any of the railings on any of the porches/patios. We do have gates for entry and the yard is accessible from the home. If these are damaged by YOU, the repair cost and time will be charged to you. Bottom line. This is OUR home and you are to treat it with respect and if it is your.
*There is to be absolutely NO SMOKING in our Home. You may smoke "ONLY" at the two designated Fire Pits that are smoking areas. YOU are also required to dispose of your butts properly and not in the yard. There is absolutely NO SMOKING on ANY of the porches surrounding the home. We do have posted "NO SMOKING" signs in these area's. Please locate all posted signs upon arrival. Failure to comply with posted signs will result in an extra charge as outlined below.
*We have two baby/pet gates installed in the home. One to the Hallway to the "Red Room" and the "Blue Room" and the other in the Hallway to the "Master Bedroom". If you are a guest with Dogs, ALL dogs are to NEVER go past these gates to any of the 3 bedrooms. And as stated in the listing, all dogs are to be kenneled while in the Home. If we have to do extra cleaning of the bedrooms due to any guest not following the pet rule, you will be charged an additional $100 fee on top of the $75 Pet fee for the extra cleaning.
*You (Guest) must clean the yard of your pets waste and dispose of it properly. That means you scoop it in a plastic bag, tie that bag up and place in the trash outside the home in the trash cans provided. If we see in the yard in our inspection this has not been done, see above rule as you will be charged $100 fee on top of the $75 pet fee.
* If YOU (Guest) do not alert us to your dog coming and we are alerted that in fact you do have pets, you will be charged the $75 Pet fee and the $100 extra cleaning fee on top of the cleaning fee that already applies.

*-PLEASE NOTE THE FOLLOWING GUEST COUNT RULE: 6 guests maximum. Infants don’t count toward the number of guests. Ages 2-12 counts towards the guest count. All above 12yrs of age is considered an adult. Max of two infants. Maximum Guest is strictly adhered to unless prior arraignment with Owner.
-WE MUST HAVE NAMES OF ALL GUESTS AND AGES PER INSURANCE GUIDELINES. FAILURE TO FOLLOW THE GUESTS RULES WILL RESULT IN IMMEDIATE TERMINATION FROM THE PROPERTY WITH NO REFUNDS GIVEN.
Please note: Owner does stay on property from time to time in the guest cottage. During those times, the owner stays out of your way. The Property does have Outdoor Security Camera's that are actively recording 24 hours per day. The camera's are for the sole purpose of Security. If these camera's are tampered with during your stay, you will incur a $300 reconnect fee and you will not be permitted to rent our home again.
We do NOT have a Dining table in the Home. We have an eat in bar with 4 bar stools. Outdoor dining in two areas are provided along with 2 bar tables on the Patio. There is a small table stored on the outside covered patio with 4 chairs.
-NOTE: All outdoor lights are to remain on at ALL Times. This includes the string lights in the yard. We do have neighbors that keep an eye on our home. If they contact us and let us know these lights are not on, you will be contacted by us and asked to Immediately turn these back on. Tampering with any light switches that are to remain on at all times are a direct violation to the House Rules. We ask that you please follow these rules as listed.
-DO NOT Unscrew any of our Outside Light Bulbs. This includes the Front Porch, Back Porch and ALL String Lights. If the Front Porch light is bothering you for sleeping in the "Blue Room", please turn it off at the switch located by the Front Door. Tampering with these lights is as stated above, it will be considered a direct violation of the House Rules.
-When using the Grill on the very back porch, YOU(the guest) are to NOT use the Sliding Glass door from the Master Bedroom as your point of entry back and forth. YOU (the guest) are to use the door located in the Laundry are. We have a China Cabinet in the Master Bedroom for now. Using this room for a point of entry could lead to damage of the piece of furniture.
-All Medicine Cabinets, area's underneath the bathroom sinks, and drawers in the Master Bathroom are not to be touched. We do live in the home when it is not being rented and we do have personal items in these areas. While you are able to use the hanging Clothes racks that are placed in each closet of each bedroom and hangers, any personal clothing items or other things you see there are to remain off limits.
-Items that are stored in the China Cabinet or on top in the Master Bedroom are not to be touched/or used.
-We provide an adequate supply of Toilet Paper and Paper Towels for your stay. We also provide Shampoo, Conditioner and Body Wash in dispensers in each bathroom. We do NOT provide extra toiletries that you may have forgotten. I have done this in the past however some guests have been greedy and taken the whole supply in one short two day stay. Anything you need over and above what is provided upon your arrival will be your responsibility to provide.
-We do have a Washer and Dryer in the Home. You are welcome to use this if needed. However, you will need to provide your only Laundry Detergent.
-DO NOT pour grease down the drains. This will ruin our Septic Tank environment
-DO NOT flush anything down the toilet except for Toilet Paper. No, baby wipes, face wash wipes, feminine hygiene products. If a Plumber is called during your stay or if something is found wrong with the Plumbing after your checkout, YOU will be responsible for all repair fees.
-There is to be NO BLEACH or Anti Bacterial items used in the House. These things are not acceptable to the Health of our Septic System. I do not keep any of these items in the Home.
-No burning of Candles in the Home ever!
-We do understand that it is a great thing to be able to see Deer so close up at our Home. However, these are wild animals and they can be aggressive. Please DO NOT feed the Deer close to the Front Door or on the sidewalk. Feeding them in the yard away from the home is fine.
Home sleeps 6 Comfortably. However we can accommodate up to 8 with Air Mattresses or on the Couch.
NOTE: A $75 pet fee will be charged to guests who would like to bring their pet. Please mention when reserving our home if you plan on bringing your pet! All dogs MUST be kenneled at all times while in the home, they are not to be on any furniture in the home or allowed in any of the bedrooms. If you do not want to kennel the dogs, they MUST roam freely in the yard at all times. We are small dog friendly however, these rules must be followed.
NOTE: If you are in violation of the no smoking rule inside the home or on the porches attached to the home, a $75 violation fee will be charged. If you do chose to smoke by the fire pits, please dispose of your butts properly.
HOUSE RULES "MUST" BE READ AND FOLLOWED. WE ALSO HAVE A HOUSE MANUAL IN THE HOME THAT MUST BE READ UPON ARRIVAL.

NOTE: We do have a China Cabinet in the Master Bedroom. This is currently where it lives for now. Children are not allowed to stay in this room, it must be adults. Any damage to any item in our home/outside while you are staying, you will be held responsible for and charged for the damage/repair accordingly. We are also not liable for any injuries/accidents that you may have while you are in our home.
In addition, we have a long driveway as well as a side lot to accommodate your boat(s) should you bring more than one. We are boat owners as well and have an area dedicated to cleaning your boat/jet ski after your day on the water. We also have an outside electric plug for you to charge the battery(s) of your boat overnight.

We are located 45 minutes from College Station (Kyle Field), 30 minutes from Brenham, home to Blue Bell Ice Cream. 45 Minutes from Bastrop and 1 hour from Waco and the Silos. We are really in the center of it all. During the spring, the wildflowers are wonderful to view along the many scenic roads in the area and Round Top is just a short 25 minute drive away for antiquing during the bi-annual gage sales that take place in that area.
