The Stables is located on a working farm in a rural setting just 3km from Borris.The apartment has beautiful views of Mt Leinster and all The Blackstairs Mountains. For overseas visitors this is the REAL IRISH experience, down a beautiful country lane with nature and wildlife all around. It is an ideal location for anyone attending a function at The Step House Hotel. An ideal base for exploring the Sunny South East. Walking enthuasists will find this area paradise. Carlow, Kilkenny' Bunclody, Enniscorthy and New Ross are all just 30 mins drive. The historic monastic settlements of St Mullins and Graiguenamanagh being just 10 min drive. Guests can enjoy a meal at The Step House Hotel or Clashganny House both award winning restaurants. A beautiful play area for children in Borris. Our property has a beautiful garden where guests can sit out and enjoy the sunshine, feeling free to use our bbq when weather is agreeable. We are in close proximity to a number of 18 hole golf courses and a par 3 for the novices.In Graiguenamanagh we have canoeing plus other water sports with "Pure Adventure "on the river Barrow, Bike Hire to explore the beautiful countryside which surrounds us ,Hill Walking on the Blackstairs Mountain Range and Brandon Hill we also have beautiful walks along the River Barrow, Pottery Making, Horse Riding also in the area are a number of soft play areas for Children.
The Weavers Cottage is the only original town house in Graiguenamanagh. A beautifully restored 2 bedroom home originally bulit in the 1800's with doorstep views of the Blackstairs Mountains. Central location close to all the amenities Graiguenamanagh has to offer.

A very private woodland retreat located in a two-hundred year old restored barn. A cosy retreat within a courtyard but totally private, with its own kitchen, bathroom and woodburning stove. Sleep late in the hand-made bed, read a book by the fire, stroll the ancient footpaths in the private fairy woods on the property. Located in south County Kilkenny and offerng sweeping views of Ireland’s breathtaking Blackstairs Mountains, and a home base for those exploring Ireland's Ancient East.
The cottage (in the former barn which I restored in 1990) is situated on a terraced courtyard and, as such, is not suitable for those with limited mobility. It has all that you might require for an peaceful escape. The cottage features a small, highly efficient, wood stove (huge pile, help yourselves) in a cosy living area which is backed-up by a central heating system, two bedrooms, sleeps 4, a kitchen and full bathroom. Come to relax and recharge, walk, write poetry, sing or dance to your heart’s content, plan your dreams, read, reconnect, make love, the choice is yours - you will not be disturbed. I invite you to escape into the private native woodlands here. Start on the reclaimed footpaths of the village which once existed on this land, the rocks thick with fern, moss and memories. We’ve cleared paths (and provided markings) which meander through our 16 hectares (35 acres) which include 7 hectares of oak, birch and holly woodland. Yes, of course, there’s a waterfall with requisite faeries protected by the native Bluebells! Look carefully and find the hidden fairy doors along the paths. When the weather is particularly fine we hang a hammock for snuggling and lounging.
Graig-na-Managh is a small town of 1,700 people about 3 kilometers away. Kilkenny city is about a 30 minute drive and there is a public bus twice a day into the city. Graig-na-Managh is on the second longest river in Ireland (The Barrow) which is navigable and so many river boat enthusiasts moor their boats here. It is a beautiful town with all of life's basics provided for - food shops, pubs, restaurants. There are many walks in the area either along the river, up the mountains or in woodlands. There are a large number of local attractions in the area as Graig-na-Managh is central to the south-east of Ireland. This makes it an ideal spot from which to explore Ireland's Ancient East. The coast is about 1 hour drive away at the historical Hook Head in County Wexford. Kilkenny city is the centre of the craft industry in Ireland. Waterford, Wexford and Carlow are nearby towns all only 45 minutes away from the house. There is free parking by the house in a safe and secure courtyard.

***NEWLY RENOVATED MAIN GUEST BATHROOM WITH LARGE ELECTRIC SHOWER*** We have one large downstairs bedroom with ensuite and wheelchair accessible toilet. The shower, however, is NOT wheelchair accessible. Upstairs we have a second ensuite double room with front facing views of the mountains and village. The third room is double room also with a dormer looking out onto a field. The upstairs bedroom without an ensuite has exclusive access to the main upstairs bathroom. As hosts, we have our own bedroom with ensuite so you would not need to share this main bathroom with us. It would be purely for your personal use. Each ensuite has a shower and the upstairs main bathroom has a toilet, sink, bidet, and bath. Each room has tea and coffee making facilities. We also have a double blow up bed for anybody who requires extra persons in a downstairs double room, such as children or to accommodate larger groups of up to 8 people in total rather than 6. With 4 in the large downstairs ensuite if using the double air mattress. We have a travel cot available for your use if required and if necessary for a small child, we have a small child's mattress which could be made upon the floor of any room if you would like to keep your child in the same room. For any of these extras please contact us and we'd be delighted to arrange anything to suit your needs.
Graignamagh is perfect rly located for many Beautiful areas of co Kilkenny and Co Carlow along the beautiful river Barrow. Just 5 minutes from Borris village with the luxurious 'Step House Hotel' which is very popular venue for weddings. We often accommodate guests attending wedding in the surrending areas such as Borris house and The Step House Hotel as we can be flexiable around check in time. The step house has very limited rooms available for guests attending wedding or functions so many guests stay in local B and B's such as our; Saint Jude's. There is Taxi services available locally also. And we will do our best to accommodate our guests I. Any way necessary if they cannot arrange return transport after the functions we can dicuss a private arrangement between ourselves as we will ensure you don't get stranded once the hotel or pubs close of visiting local neighbouring villages. Gorsebridge is a beautiful village also along the river barrow 10 minutes away. St Mullins is a truely beautiful and very special tiny village just down the river. It's an untouched natural beauty. This area of Ireland consists of a very small community with old ruins of a church in a graveyard also along the river barrow with boating activities and water sports, cafe, pubs and one of the highest rated beautiful nature walks in Ireland. It takes apromixately 1 hour and 50 minutes to walk along the river from Graignamagh to St Mullins or St Mullins to Graignamagh. It's only a short 5 minutes drive from Graignamagh to St Mullins with beautiful cafes at either end for refreshments. You can also hire bicycles locally and cycle the route.

For those who like walking Stage 5 of the Barrow Way and Stage 2 of the South Leinster Way pass in front of the house on the other side of the river. This section is a flat grassy path from Ballitiglea Bridge to Graiguenamanagh, with the River Barrow on one side and deciduous forests and farmland on the other. Walkers will encounter beautiful scenery, river locks, riverine wildlife and charming villages along the way. You will pass the most photographed lock at Clashganny and the neaby award winning Clashganny House Restaurant. Graiguenamanagh (two and a half hour walk along the tow path) has pubs, restaurants, cafes and Duiske Abbey. In St. Mullins (15 km or 4 hour walk) the historic ecclesiastical settlement on the Barrow Estuary is well worth a visit as is the Mullachan Restaurant.

This is a lovely, modern and comfortable private room with a private bathroom, access to the kitchen and spacious garden. Our homely, child-friendly house is located just 6 minutes drive or 40 minutes walk outside picturesque village of Borris, in a quiet and beautiful countryside. 1 child (under 10 years old) can stay free of charge if sharing the bed with parents. We offer complimentary breakfast of tea/coffee, cereals, toast, jam and honey.
Our house is modern, bright and comfortable. Our kitchen/dining and living areas are all a part of a large open space. It's a family home with 2 young boys who are very well behaved and well mannered. We own a very friendly dog and a cat who mostly stays outside and keeps to himself. Your room is located downstairs, just beside your bathroom.
This is a quiet and beautiful neighbourhood with stunning views all around. Very convenient for those attending weddings or festivals in Borris. Visitors to Borris can enjoy a number of activities, with particularly good walking options, especially around the area of the Blackstairs Mountains. The long distance walking route, The South Leinster Way passes through the town from the Blackstairs, and at Ballytiglea Bridge 2 km from the town, links with the Barrow Way a flat riverside walk which runs alongside the River Barrow, and continues all the way down to St. Mullins. For angling enthusiasts, the Barrow is a noted coarse fishing river, or for those interested in golf why not play a round on one of Ireland’s oldest golf clubs. The Mount Leinster Heritage Drive is a 75km (47 mile) long driving route through the beautiful countryside of south Carlow, taking in many of the areas, towns and villages including Borris. The Borris Viaduct Walk offers a leisurely stroll around the spectacular sixteen arch viaduct with beautiful views to the blackstairs Mountains and Mount Leinster. We are located only 20 minutes drive away from a stunning and picturesque village of St. Mullins in South Carlow, 30 minutes from a quaint historic town of Enniscorthy in Co. Wexford, 35 minutes from a medieval Kilkenny and 40 minutes from a vibrant Carlow town.

Our unusual shaped house is located in the remote rural area of Skeaghvasteen close to the medieval town of Graignamanagh (5 mins drive) , Borris (7mins) and Kilkenny city centre (within 30 mins ). You’ll love our tranquil place which has a great view of the Blackstairs mountains. Our place is good for couples and groups, solo adventurers and families.
The Rounded house offers a spacious guestroom with accompanying ensuite accommodates max 4 with 2 double beds. Unlike the standard spatial experience usually encountered our room appeal lies in their creative spaces. For instance the bedrooms are craddled by their inherent building curves which are punctuated with skyward light that accentuates the very nature of a relaxed and rewarding sleep.
The nearby Barrow river offers a great walk or jog connecting the local towns. Plenty of undisturbed fishing spots for the keen angler. Mount Leinster is a short drive away and is not too steep a climb.

My space is a quirky house, the space is upside down with the bedroom downstairs and the sitting room upstairs looking out on the amazing countryside, with double height conservatories with hanging baskets for you to chill out just looking out at nature or cozying up with a good book! ! It's located in the sunny South East, about 20km from Kilkenny , 7km from Thomastown and 9km from Graiguenamanagh, it's an ideal base for exploring what the South East has to offer.

An idylic romantic haven for two, a classic rural Irish farmhouse nestled at the foot of Saddle Hill in South Kilkenny-a perfect base to tour the sunny South East-while being immersed in an idyllic country setting in close proximity to national routes. Co. Kilkenny is at the heart of Ireland's Ancient East, is rich in Festivals, Arts, Culture, Craft, History & Tradition-with a wealth of activities to avail of in Kilkenny city, local rural & river amenities, & including nearby coastal options.
This recently renovated, open-plan cottage comprises of a living area with a traditional stove and sofa bed, a well equipped kitchen, a dining area for 3-4 persons, a downstairs small wet room with electric shower, a ‘boot room’ for storage and a spiral stairway to the open loft which accommodates a king size double bed. The Swallow Snug is an ideal getaway experience for a couple. The double sofa bed in the living area could be used for more people if required -more than two people incurs an extra rate of €30.00 per person per night. Please be advised that this is an open plan studio space with the extra accommodation in the common area and would not be ideal for couples requiring privacy on their stay. A rustic retreat, this two hundred year old accommodation is perfect for a quiet getaway experience. All the while it is centrally located- only 19 kms from the vibrant city of medieval Kilkenny, a city full of life and soul- and is easily accessible to the Viking city of Waterford and its Copper Coast with the newly opened Deise Greenway and historic Wexford with its expanse of beautiful beaches. Snuggle up in this cozy haven with a complimentary basket of turf on arrival and relax your time away from the demands of modern technology, connecting with the surrounding rural resonances of this picturesque farming locality. The swallow snug could suit a small family for a short term stay- however privacy and space is compromised when the sofa bed is in use. A travel cot is available for a baby but the space is not ideal for a toddler because of the spiral staircase. Dogs can be accommodated but are not allowed in the house itself- with respect to other guests who are guaranteed a dog-hair free space. Special Weekend offers are occasionally available.
The property is a self-contained annex of the family home and is conveniently located between the quaint fishing village of Inistioge, gorgeous Graignamanagh with its array of river activities and trendy Thomastown-home of artisan craft-workers, artists and food producers. The area is further enhanced by tranquil river walks and a wealth of activities such as horse-riding, canoeing, fishing and golf in the immediate vicinity. There is an abundant choice of Festivals in Kilkenny alone that can be checked out on their relative websites starting in March with Tradfest, King Kon, Barrow River ARTS Festival, Kilkenny Roots Festival, Kilkenny Cat Laughs, Craft Beer Festival, Kilkenny Arts Festival, National Heritage Week, Kilkenny Country Music Festival, Savour Kilkenny, Rockfall, Kilkenomics, Subtitle European Film Festival, Yulefest in December. There is the world famous Wexford Opera Festival in October just an hour away. An ideal location for a relaxing break away, action packed adventure or a base to explore the Sunny Southeast. Enjoy walking, hiking, fishing, canoeing, cycling, swimming & more.
The spectacular view of the weir on the River Barrow is Aras na hAbhann's most striking feature. The river sets the tone here, whether it is flowing by gently or rushing past in a raging torrent. It will not go unnoticed. So hang around and enjoy it. A walk, a swim, hire a canoe or a bicycle? All available locally.
The quaint village of Borris is the location of Borris House, ancestral home of the family of the High King of Leinster, Step House Hotel and Restaurant, shops and pubs and hosts several boutique festivals throughout the year. For those who like walking Stage 5 of the Barrow Way and Stage 2 of the South Leinster Way pass in front of the house on the other side of the river. This section is a flat grassy path from Ballitiglea Bridge to Graiguenamanagh, with the River Barrow on one side and deciduous forests and farmland on the other. Walkers will encounter beautiful scenery, river locks, riverine wildlife and charming villages along the way. You will pass the most photographed lock at Clashganny and the neaby award winning Clashganny House Restaurant. Graiguenamanagh (two and a half hour walk along the tow path) has pubs, restaurants, cafes and Duiske Abbey. In St. Mullins (15 km or 4 hour walk) the historic ecclesiastical settlement on the Barrow Estuary is well worth a visit as is the Mullachan Restaurant.

The Rose Cottage is a cosy granite traditional style cottage set in the beautiful Borris House estate. This rural location is a fantastic place from which to explore the stunning Blackstairs and Barrow Valley. It has 3 bedrooms and sleeps 6 people.
The Rose Cottage is one of three two storey granite semi-detached cottages situated in the Victorian farmyard courtyard of the historic Borris House. Built over 150 years ago, this traditional style cottage is very picturesque with beautiful cut stone granite and roses growing around the door. There is a nice lawn area to sit outside on those long warm evenings and parking is situated just outside the door. Accommodation downstairs consists of a kitchen/diner and a separate sitting room. Upstairs has three bedrooms, one ensuite double bedroom, one other double bedroom, a single bedroom with bunk beds and a separate shower room. The cottage can sleep 6 people in total. The sitting room has cottage style furniture, electric wall radiators and an original open fire for a cosy night in. The cottage comes complete with a dishwasher, cooker, fridge/freezer, microwave, kettle, toaster, but no washing machine. We also provide all the bed linen, towels, soaps and shampoos. We don’t provide hair dryers as standard but could find one if necessary! We can also provide cots and high chairs if you request them in advance. We also provide a small supply of the basics for your stay, such as dishwasher tablets, washing up liquid, cleaning equipment, loo roll, cooking oil, tea-bags, coffee, salt and pepper, etc. We think we have everything you will need for a comfortable and enjoyable stay.
The Borris House Demense forms one side of Borris town itself. Known as the Granite town, Borris is an ideal base from which to explore the surrounding area. The village amenities include a top class playground, lots of local pubs, a centra as well as a couple of other shops, a Bank of Ireland, Chemist, Doctor, Catholic and Protestant church, library, the award winning Step House Hotel (fantastic food), local farmers market every Friday morning (well worth a visit) as well as a hairdresser and barbers. Things to do on site include:- Playing golf in Borris Golf Club. One of the oldest clubs in Ireland it is considered to be one of the finest 9 hold golf courses in the country. **NEWLY RENOVATED MAIN GUEST BATHROOM WITH LARGE ELECTRIC SHOWER*** We have one large downstairs bedroom with ensuite and wheelchair accessible toilet. The shower, however, is NOT wheelchair accessible. Upstairs we have a second ensuite double room with front facing views of the mountains and village. The third room is double room also with a dormer looking out onto a field. The upstairs bedroom without an ensuite has exclusive access to the main upstairs bathroom. As hosts, we have our own bedroom with ensuite so you would not need to share this main bathroom with us. It would be purely for your personal use. Each ensuite has a shower and the upstairs main bathroom has a toilet, sink, bidet, and bath. Each room has tea and coffee making facilities. We also have a double blow up bed for anybody who requires extra persons in a downstairs double room, such as children or to accommodate larger groups of up to 8 people in total rather than 6. With 4 in the large downstairs ensuite if using the double air mattress. We have a travel cot available for your use if required and if necessary for a small child, we have a small child's mattress which could be made upon the floor of any room if you would like to keep your child in the same room. For any of these extras please contact us and we'd be delighted to arrange anything to suit your needs. **Living come Kitchen / Dining room can be made available for your visit along with a choice of multiple breakfast options, if desired. If you do so require any of the above can be arranged upon requested prior to arrival. However it must be arranged prior to arrival as other guests staying may have pre booked use of the living area. This is not included in our standard rate, a standard booking of a room includes the room booked, with tea and coffee making facilities along with bottled water in each room in arrival. If there is a **large group** i.e a group for an event such as attending a nearby wedding and requests use of the kitchen living area we'd kindly appreciate tiding after yourselves. We are happy to allow guests access to the kitchen with the option of use of the full range of cooking facilities, washing machine, dishwasher and a TV. However this must be pre discussed prior to arrival an arrangements on what common areas are to be available to guests and any extra fee's for same. **Light self service Breakfast (toast, cereal, oatmeal, bread, fruit, tea and coffee etc) can be provided** for a small fee if guests so wish to have breakfast in our home before venturing out and about to take in the beautiful village. A packed lunch is also available upon request, our hiking guest found it very convenient. If you would like to use the kitchen to its full capacity such as cooking meals or a hot breakfast for yourselves, (we've previously experienced when we have groups staying with us, they find it more convenient to have use of the kitchen to cook together & for each other, while chatting and watching TV ). We can also discuss this prior to arrival and have an arrangement agreed. This has worked out excellently with all prior guest. The kitchen is very large with a table to seat 6 and a comfortable armchair to relax in and watch TV as stated above once guests highlight on booking that they would like use of a common area - the kitchen/dining & living area for cooking, relaxing, watching TV to catch up on the news or simply for gathering together if in a group or simply to relax.
Graignamanagh is very community orientated therefore everyone is extremely helpful and friendly. Graignamanagh is the essence of beautiful rural Ireland. with many hidden Gems such as Peg Washington Lane- narrowest lane in the world, Freney’s Well on Brandon Hill associated with local myths, Devils eyebrow- shape for a rock formation across from a swimming area in local area manned by lifeguard in July and August, Tea House, Locks along the river, The Well Lane to mention a few. these are small hidden Gems not to mention the beautiful 800 year old Duiske Abbey, Brandon Hill, Mount Leinster and Blackstairs Mountains for hikers or people looking for some outdoor activity. The River Barrow is a huge part of our village the walks are breathtaking you can walk along the river to the next village St Mullins with a cafe awaiting your arrival and Clashganny if you walk up the other direction of the river. There are diving boards, a boat slip and a very competitive rowing club with scouts hall and public toilets, showers and changing areas all at the river. there is a vibrant children's park for all ages also.
