Absolutely lovely, welcoming, cosy, peaceful, easy to get to, harder to leave!

A lovely cottage with a wonderful flower filled garden. Clean and comfortable and in the beautiful Dedham vale. A short walk away is a small valley with a lake a stream and Snow White geese. The children made little rafts out of twigs and sailed them. Really idyllic. Amanda is a warm and generous host who made us feel at home and welcomed us with a beautiful chocolate cake complete with icing daffodil. A lovely place to visit!

This is a quaint and pictureque cottage. Lovely decor and well equipped. It is close to Dedham with shops and eateries. Amanda was an easy person to communicate with. Highly recommended.

This country cottage is perfect. The home is cozy and comfortable, but plenty of room for our family of four. Amanda and Francis were beyond thoughtful, there were freshly baked cupcakes, lots of board games, everything we needed in the kitchen including milk and fruit, and some maps and info about the area. The cottage is beautifully decorated, and waking up to views of the garden was idyllic. Dedham is very close and offers some lovely restaurants, and we enjoyed a row down the river at The Boathouse. Plus it is convenient for accessing all the towns and hamlets of the Suffolk/Essex area. we are already looking for an excuse to come back!

We had a great stay. Amanda made sure the house was full of nice (and unexpected) niceties on arrival, which set the scene for the rest of our stay.

Lovely, well-equipped cottage just at the edge of Dedham. We really enjoyed our stay, the scones and shortbread left for us were a particularly nice touch!

Wonderful cottage in a beautiful village with spectacular walks straight from the door, loads to see and do for all ages, we visited with our 2 year old daughter and she adored the cottage and all it had to offer. Couldn't recommend enough and thank you to our perfect hosts for sharing.

Staying with Delroy and Beau is an amazing experience in every way. Spotlessly clean, luxury bed,bathroom,the right balance of privacy/hospitality,ground floor, car parked right outside,train station round the corner.....just perfect accomodation for 3 nights for me.

Couldn't imagine a better place to stay! Room was exactly as described, clean and comfortable. Bathroom also. Delroy was the absolutely best host. He welcomed us warmly although our flight was delayed and even drove us out to have a dinner. Neighbourhood was peaceful and quiet. If you need a good place to stay, this is it!

I have appreciated staying in Delroys airbnb - after 30hrs of travel it was great to get into a comfortable bed and sleep off the jetlag. Delroys house is clean and tidy, in a peaceful residential area, a short walk to the train station and bus services (once I got my bearings I started walking back and forth from town). There's a big supermarket accessible on foot. Delroy as a host is friendly, welcoming and considerate. And I would definitely recommend and stay again.

Delroy and his partner are exceptional hosts, who went out of their way for us! They are both very friendly and made us feel completely at home, and gave us great tips on things to do locally. Very understanding in terms of check-in/out times, we were able to have a very late check out. Room and bathroom were tastefully decorated and immaculately clean, as was the entire flat. Neighbourhood was residential and quiet, yet a short walk to the station and town centre. Communication was also very prompt. An absolutely great place to spend a weekend in Colchester, cannot recommend it enough!

We had a very lovely stay the hosts were very hospitable and were there whenever we needed them. We slept very well despite a large storm which says great things for the place. The location is nice, not to far from the town with some local pubs. We would definitely recommend staying here.

Claire welcomed us the first day and showed us everything. The Haywain is lovely, we enjoyed it very much.

This is wonderful place to stay. Authentic barn, with al the things you need. Claire and Mark are very friendly and made us feel at home.

We visited the barn for a few days and enjoyed a tranquil setting - an open barn with a sense of history - down a quiet road to the barn itself - which was beautiful and had plenty of space for parking. The barn itself contained all you needed for a peaceful few days.

A really convenient yet rural spot close to colchester, Dedham and great links to Suffolk. The Barn was perfect for our stay with our daughter and our two dogs, great shower, comfy beds and enough equipment for our needs. Competitively priced it beats a hotel room hands down. Everyone we met was friendly and helpful. Will definitely book again when we are in the area visiting family.

The location is wonderfull, the house is lovely and the people are very friendly.

We wanted a bit of rural relaxation, after the hustle and bustle of the Ardleigh Car Boot Sale, and Mark & Claire's barn is literally round the corner. The wooden beams are lovely, the log burning stove creates a cosy atmosphere, and we had a great nights sleep. We had absolute privacy, the property was as described and Claire even popped over to bring us fresh milk when we ran out.

I had a wonderful 3-night stay here. Paul and his wife went out of their way to make me feel at home in their lovely bungalow. The room was perfect, spacious with a very comfortable bed and a good desk for study. You have your own private bathroom just down the hall; just like the rest of the house, it's spotlessly clean. Meals are available and highly recommended! For those visiting the University of Essex, this would be an ideal location to stay in - it's a 40-45 minute walk to the main campus, or 5 minutes on the bus (if you take the meals, you'll need the exercise to burn off those excess calories!). Shops are very close by and it's a quiet, relaxed area. Thank you both once more for the hospitality, and hope to see you again soon.

Beautiful room in a lovely bungalow. Jan and Paul are the perfect hosts and made me feel like family. I can't wait to stay again.

It was a home away from home! Paul and Jan made me feel extremely comfortable. They are very friendly and I did get more than expected! Their house is very clean and well maintained. Paul And Jan are very nice hosts, they are very interactive and respond quickly to messages! The bus stop and grocery shop is just minutes away! The area itself is quite safe and beautiful as well as less noisy. I'm glad I got the opportunity to stay with them and would love to stay in the future as well!

Paul and Jan gave me a warm and friendly welcome to their well-appointed and immaculately decorated home. The room is comfortable and very clean and the bed is a great haven at the end of a busy day. As a guest, I had sole use of a large bathroom which is a real treat. Jan cooked lovely meals for me on a couple of nights. This is a real home from home, owned by a lovely couple. If you need a quiet and friendly place to stay I think the welcome from the hosts would be very hard to beat.

Lovely warm hosts, the room was great and the value for money superb. Jan's offer for dinner and the options for a healthy breakfast within the room price really made a difference to the convenience of the stay.

Excellent stay in a beautiful bungalow with very friendly,helpful hosts. Lovely bedroom and my own bathroom - both spacious and pristine. Fast wi-fi , easy parking and close to public transport. Food shops, pub, etc. nearby (for snacks or meals ) and Jan offered evening meal option. Good position for visiting towns, countryside & coast. Would happily stay again. Thank you.

I felt at home from the moment I walked through the door and was greeted by Sally and of course Honey, the dog! The accommodation was excellent and if I could have given more than 5 stars for everything I would have. To walk out of the door onto that area of grass fronting the riverside was great and the town centre was just a 15 minute walk away through the park. As the weather was so hot Sally even provided an air conditioning unit. Breakfast was great too - great choice - and Sally even went to the trouble of making the tea! Can thoroughly recommend this place.

Sally is a very good host and she had ensured to keep me comfortable through out the stay. The home is close to the lake surrounded by lush greeneries yet close to the town centre. The house is very clean and you could use all the facilities mentioned in the description. Would strongly recommend staying in her place. Home away from home.

Great hosts , pleasant stay

Michelle and Ian are such lovely hosts. They are warm and accomodating. Communication about check-in and check out with them has been easy. They were always available to answer our queries. We had a large luggage and they were so kind to let us use a their spare room for storage during our stay. The room is not exactly big but it is comfy enough. Floorboards are a bit squeaky but for the price, we really can't complain. The location is quiet and walkable from the bus stop. Overall, our stay was a pleasant one.

Very good both hosts friendly and house is also nice quite area love to stay again and recommend to all friends.

A great stay, very homely and warm house with the best shower facilities in my last 20 stays with air bnb. Michelle and her husband Ian are great hosts, but you must have a car to get to their house.
