Rates are reduced and any cancellations are offered free to NHS front line staff. As we offer an entirely private apartment we are still able to offer a beautiful but rather different experience. Whether your holiday was cancelled or you wish to self isolate or work from another location or just sick of the same four walls. We can offer a car to apartment welcome and will greet you personally with a smile not a hand shake. Myself and Daniel clean and maintain the apartment personally to the highest standards and we use antibacterial treatments on all surface, particularly regularly touched areas. We are also laundering linen and towels at a high temperature of 90c. Hand wash is provided as always The apartment has Netflix/Tv and fast broadband suitable working from home or just play. The kitchen has all you need and a supermarket is literally 5 mins walk away. If you decide to venture out on foot, beautiful and quiet countryside and canal walks are just 5 mins away As we speak Bath and attractions and most restaurants and pubs remain open and should be lovely and quiet for once. This may change but the delivery services in Bath will happily bring the best local restaurant to your door. (We have an intercom so can be left at the door)

Our private romantic Eco Cabin with compost loo & outdoor shower, lies at the bottom of our large garden and was originally built for our Mum to have her own space, away from the chaos of three children at home and a busy working life. It was built with a deck that over looks the river frome and the local lake. It is the perfect space stay to de-stress. You'll be able to come here, play your favourite music and relax in an incredibly comfy bed before exploring the vibrant city of Bristol.
Our Cosy Cabin has a large double bed with four fluffy pillows and an electric blanket for added warmth. We pre heat the Cabin so that you're as comfy and cosy as you can be from the moment you walk in. The compost loo and hot shower are both situated just outside, in their own huts on the deck. Please come with an open mind, there is a slight chance of spiders. They are not to the liking of everyone and we suggest coming with an open mind. There are slippers available for guests to use when stepping outside to use the facilities. We supply clean towels and shampoo etc. We also provide tea and toast making facilities, you'll find a small trolley filled with various teas, coffee, sugar & jams. We supply cutlery, glassware & mugs for each guest. We want our guests to visit the cabin as a 'get-a-way', to take some time for themselves and enjoy their surroundings so for that reason, we do not have a TV. We do however have free WIFI and a stereo for you to enjoy your own music or tune into the local radio. There are books to read and colouring pens and pencils too. The Cosy Cabin is decorated in our mum's own unique style, she had an eye for antiques and interiors. In the summer guests often open up the doors and lay in the chaise lounge reading a book from Mum's collection. If you're coming for a special occasion, please let us know if there's anything we can do, i.e, cool a bottle of prosecco or leave some rose petals on the bed.
The Cabin is located on the edge of a City Park at the bottom of my large garden, there is a side entrance the door has a key code for security. This is a very safe Neighbourhood, the street is part of a large post war cul-de-sac built to house teachers from the nearby private school. It is a short walk to a small shopping centre and two lively communities with local restaurants and pubs. It is close to two cycle paths, with direct access to pretty walks and historical woodlands, yet still very close to the city. The front of the house is ordinary but the rear is extraordinary (Narnia )

    We self built the Little Trooper in 2017 with the intention of achieving a unique, fun and comfortable oasis hid away up a private road in the middle of the City giving a holiday feel to escape the fast pace of City life. The house has 3 bedrooms that sleeps up to 9 adults and is intended to cater for large families visiting our beautiful city. I think the pictures say it all really and as you will see the house is kitted out with all the extras and luxuries to please everyone.
    The area has lots to offer without having to jump into a car. The local newly refurbished pub is just 50m away and has live entertainment most weekends. 100m away is the nature reserve-Troopers Hill, this is well known locally for being one of the best viewpoints of the City. A 10 minute walk will get you to the local high st, here you will find a great selection of pubs, cafes and great restaurants. A 20 Minute walk gets you to an amazing hid away riverside bar Beeses tea gardens, the problem is that its on the opposite side of the river.. however get this.. they operate there own small boat that will pick you up and take you to the bar and then take you back for a fee of 50 pence!! this is a must see if the sun is shinning!!

    Little Orchard is a beautiful Bath stone building which was once the potting sheds and outbuildings for The Orchard. It is a large airy space with a huge cosy bed, woodburner, bath and kitchen area. A perfect retreat 20 minutes from Bath! Due to the current UK government restrictions on travel we are not taking any bookings at the moment. We are taking bookings from frontline health workers who need to self isolate or who are working in the area temporarily. Just get in touch with your details.
    The Space Little Orchard was converted from what were originally gardeners' potting sheds and outbuildings. It is separate from our house, across our gravelled driveway. It has changed greatly over 200 years and is now a large airy barn style room with a separate bathroom with bath and shower over. There is a small kitchen area with breakfast bar, sink, fridge with freezer compartment, microwave, toaster, kettle and all you need to make breakfast or simple meals. There is also an electric one ring hotplate for crispy bacon or fried eggs! ***Please note there is no oven******If you would like a welcome pack we can provide cereal, croissants, juice and other breakfast basics for two people at an additional cost of £10. In the main room there is a zip and link super king-sized bed which can be split into two singles. We have a travel cot for small visitors, and can provide fold up beds for small children although floor space is quite limited. The space is not really suitable for 3 adults unless you are all very friendly! There is a lovely woodburner, and we provide logs and kindling. Little Orchard has its own entrance and off road parking space so you can come and go as you wish. There is an outdoor seating area for al fresco breakfasts, and a rustic seat outside the front door. There is a television, DVD player and wi-fi. There is also a bookcase full of books for cosy evenings by the fire. Bed linen, towels and tea towels are all provided. I also provide tea, coffee, and milk. There are two fitted thermostatically controlled electric convector heaters in the main room, a fan heater and heated towel rail in the bathroom and the woodburner. NB You can book for one night apart from Fridays and Saturdays when there is a 2 night minimum stay.There are no hidden cleaning fees with this listing - the price is as listed plus the AirBNB booking fee.
    The Neighbourhood Little Orchard is set in lovely countryside but within easy reach of a multitude of attractions. You will wake up to the birds singing, and we are situated in a Conservation Area. Bathford is built on Roman remains, it is known as 'the walled village', and in the woods at the top of the lane you can find the remains of the stone quarries that supplied Bath with its beautiful stone. There are some lovely walks from the cottage, and lots of pubs and cafes to visit. One of our favourites is the Mill at Bathampton, by the river. You can get a boat from here into Bath as well in the season. Check the Pulteney Princess for times and cost. There are two pubs in the village - one at the bottom - the Crown Inn - and one at the top. The village shop is open 7 days a week and is a co-operative run by people who live in the village. It has a cafe, and stocks a good range of basics as well as fresh bread and croissants and local produce. There are two golf courses within 3 miles - Kingsdown Golf Club and Cumberwell Golf Club. You can walk down into the valley and in half an hour you will be walking on the Kennet and Avon canal at Bathampton. On most weekends and during the week in school holidays there is a lovely canal boat which serves cakes, sandwiches and coffee, or you can walk or cycle along to the Dundas Aqueduct at Limpley Stoke and hire a boat. You can also hire old 1920's and 30's restored wooden rowing boats and punts at Bathampton Mill and at the Bath Boathouse. There are also two lovely pubs in Bathampton - The Mill on the river and The George on the canal. We are just outside Bath to the East with views from the village of Little Solsbury Hill - Peter Gabriel lives near here and it was where he wrote his famous song! In Bath you are spoilt for choice with the Roman Baths, the Pump Rooms,the Royal Crescent, the Circus, loads of theatres and restaurants, Bath rugby, Thermae spa - (a rooftop pool experience not to miss, especially at night) Christmas street market, gorgeous Georgian architecture. There are festivals all year round including the famous Mozartfest in November, the literature festival, Jane Austen festival and food festivals. The Music Festival is in May, the Christmas Market around the Abbey in November/December and too many others to mention. Shopping is a joy as there are lots of independent shops and Bath is a very self-contained city. You can also explore the surrounding area into Wiltshire and Somerset. Stonehenge is an easy day trip as are Wells, Salisbury, Tetbury and the Cotswolds and Bristol. The Hauser and Wirth gallery in Bruton with its famous Piet Oudulf garden is about 40 minutes away, and has a great restaurant and exhibitions. National Trust properties in the area include Stourhead, Dyrham Park, Lacock ( Harry Potter filmed here as well as lots of period dramas such as Cranford), Prior Park Gardens , The Courts at Holt, Great Chalfield Manor (some of Wolf Hall was filmed here), and Tyntesfield near Bristol. There are some great restaurants and lots of my guests go out to The Pig at Hunstrete which is just West of the Bath on the way to the Chew Valley Lakes. There is also the Michelin starred Pony and Trap in Chew Magna run by Josh and Holly Eggleton. The Gainsborough Hotel also has a Michelin star. Lucknam Park Hotel and Spa is 15 minutes away and also has a Michelin star, as well as a lovely spa and riding centre. A great veggie option is Acorn Kitchen for dinner, or the Green Rocket cafe for breakfast or lunch, also Chapel Arts who do lovely homemade flatbreads. If you are vegan try Beyond the Kale in Green Park Station, open during the daytime only, or Nourish on the London Road which is vegan and open for lunch and dinner. Corkage in Walcot Street, as recommended by Jay Rayner!, is a lovely wine bar with daily changing tapas plates. For a curry try the Eastern Eye in an amazing Georgian building, and for Thai, Koh Thai Tapas in Broad Street. The best Italian in Bath is the family run Martini on George Street. There are loads of independent cafes, my favourites are Society Cafe in Kingsmead Square, and the Walcot cafe in an old Bakery, with a club downstairs for dancing. I also love The Blue Quail deli on Pulteney Bridge, lots of lovely South African food and cakes. There are a couple of old Bath pubs you shouldn't miss. The Old Green Tree in Green Street, wood panelled and very cosy, The Star on The Paragon, no food just great beer, and The Bell on Walcot Street, bought by locals to save it from closing and a great live music venue. In Batheaston there is Gather - open Tuesday to Saturday, mostly vegetarian with lots of gluten free and great coffee and breakfasts/lunches. If you like cocktails you have to go to the Gin Bar, and The Dark Horse in Kingsmead Square. We have great theatres from the old and venerable Theatre Royal, to smaller places like the Rondo in Larkhall and The Mission Theatre. The best cinema is the Little Theatre by the Spa, there is a little bar and it has great atmosphere. On a weekend head to Green Park Station for the food market on Saturday mornings, and various vintage and antiques markets on Saturdays and Sundays.

    Our lovely studio flat is situated on the first floor of Rochfort Place, Bathwick Street, a beautiful Georgian Bath town house which dates back to the late 1700s. With the original floor to ceiling windows and wedding doors, it is a truly magnificent studio.
    Rochfort Place is just a 10 minute walk to the centre of Bath with its fantastic shopping and restaurants. You can spend time in the many museums, Roman Baths, or relax in the modern thermae hot spa and stroll to the world famous Royal Crescent. It is short 3 minute walk from Great Pultney Street and the Holburne Museum located in the stunning Sydney Gardens with the picturesque Kennett and Avon canal running through it. You can hire bikes, boats - the options are endless. The National Trust Prior Park Gardens are easily accessible. We have the Theatre Royal which has a varied programme and worth seeing what is on during your stay. The terrace which leads directly from the kitchen is a wonderful place to sit and reflect on your stay in Bath. Bath Spa train station is only a 15 minute walk through the city centre which provides hourly trains to London in 90 minutes and regular trains to the City of Bristol in 10 minutes. Modern comforts include a bathroom, a self-catered kitchen, wi-fi, a television and speakers. A rarity for a flat in central Bath, our studio has outdoor space which consists of a private balcony with table and chairs. Due to the balcony and safety, the apartment is not suitable for children/ toddlers - babe in arms only. There is plenty of street parking available and you will be given a permit for your car on arrival if required. We provide all bedding, towels, hairdryer etc to make your stay comfortable - a home from home. Although you are spoilt for choice with shops and facilities on your doorstep there is a welcome basket of a few things to get you started.     We are in the beautiful Cotswold countryside and half a mile from Wotton under Edge with easy access to the M5/ M4, Cheltenham Races, Bath, Bourton On The Water, Bristol, Tetbury & the Arboretum at Westonbirt with its "Tree Top Walkway". Nearby golf courses are Minchinhampton, Stinchcombe, Castle Coombe and more. We are very close to the wedding venues of Kingscote Barn, Owlpen, Elmore Court, Tortworth, & Matara. Longleat, Stonehenge, and Bicester village are within 90 min.
    This is our home, where we live full time. It is a very comfortable house and full of character, please have a look at the photos and our revues ( we have over 100 terrific references from Guests) The house is very spacious with large and generously proportioned rooms. We offer four double bedrooms, a twin bedded room, and a single room. There are two shared bathrooms with loos, and a downstairs loo. We also have three 'Put You Up' beds which can be used, these are available on request. Please note: the fourth double room is on the second floor with the bathroom facilities on the floor below. When booking please let us know how your party is made up whether couples singles etc and how many rooms you would like to take. Guests have the private use of a large sitting room with an open log fire for the cold winter nights, plus plenty of puzzles and games. We have an elegant dining room in which to serve breakfast (on request). The dining room is also available for Guests' use to simply sit around the table have a glass of wine and chat! There is plenty of off road parking. We very much welcome family gatherings, and re-unions, but very definitely not noisy partying or raves. Guests are most welcome to bring their own wine and beer etc and we can provide the glasses. We offer Continental Breakfast at £10.00 per person consisting of fruit juice, yoghurt, cereals, muesli, fruit, tea, coffee, croissants, toast, marmalade and jams. Payment for breakfast in cash please when you check out. PLEASE NOTE: We provide a microwave and toaster for Guests' use, plus plates and cutlery. If Guests wish to bring their own food , that's fine, but any heating up to be done will have to be in the microwave provided, please bear in mind that there are no kitchen facilities for Guests use and we do all the washing up! There are no kitchen or BBQ facilities, and Guests are requested not bring their own slow cookers gas rings bbq's etc. All food to be eaten in the dining room and not in the sitting room or bedrooms. We provide complimentary tea, coffee and biscuits for guests to help themselves.There are plenty of local pubs and restaurants available in the area.
    Wotton under Edge is a great location for visiting the Cotswolds, playing golf, and great walking country. We are within easy reach of both motorway and railway station links. Bristol Airport is an hour away. Choose from numerous local pubs and restaurants to cater for all tastes. Please note that we definitely recommend booking in advance to avoid disappointment.

This seven bedroom, detached family home is a one-off with much more than meets the eye Hidden down a lane in old Saltford Just off the village High Street surrounded by open fields and Countryside- fantastic walks and country pubs right on your door step- Fabulous sun garden with HOT TUB!! The house itself has its own gated driveway to the front. It has 2 bedrooms downstairs as well as living room, dining room and conservatory. Upstairs has five bedrooms and 3 bathrooms
    House has its own 6 seater outdoor HOT TUB, gas BBQ (gas not provided) and outdoor seating making it perfect for family occasions. The dining room seats 19 people and so does the living room New outdoor barrel sauna now installed and is now included in all bookings, which seats 4-6 people Please be aware that this is a residential area so please respect our neighbours and do not play music outside or make loud noise outside after 11pm. Please note that the property has now changed names from Beechwood House to Selwood Farm. Some data bases have been updated but not all so please search for both names on whatever search you are using. Sat Nav will take you to Norman Road. There is a large detached house called Tunnel House with a small lane immediately to the left. Drive up this small lane and the house is the first house on the right. Living room has X box with a selection of games and a DVD selection and there is a full size pool table in the conservatory The utility room even has its own doggy bath especially for pampering your pooch! We attach a floor plan which shows the floor layout although please be aware that the “office” and “study” are in fact bedrooms. There is also a further sofa bed in the living room Please note that this property has now changed names from Beechwood House to Selwood Farm We offer a 50% discount for a third night stay over a weekend (when booking a Friday AND Saturday night) please request this at the time of booking as we cannot discount it after it has been booked. If the hot tub is essential for your stay then you may wish to consider not staying at the property over a Thursday evening. Our home is located just off the main village High Street of Saltford and only a few minuets walk to the main bus route between Bristol and Bath There are several village pubs for good quality food and they are the Bird in Hand, The Jolly Sailor, The Riverside and The Crown, which are all located within a 5 minute walk from our home Other recommended restaurants are Golden Moments for top quality indian cuisine and the Thai Cafe for a quality Thai experience both located just a 5 minute walk from our house Bristol and Bath centres can be reached by car or bus and take approximately 20 mins to Bristol town centre and 15 Mins to Bath town centre. Upon booking please let us know what you are celebrating whether it be a birthday, family gathering or hen do.... Please note that breakfast is “NOT” included. The evening is truley fantastic and involves cooking some unique dishes, which are all home cooked and gorgeous. Waffa ends the evening by asking willing participants to show thier belly dancing skills for which Waffa teaches excellently with the appropriate garments for everyone to dress up in. This is an excellent evening for hen dos and stagg dos alike, as offers something truely different. Please contact us directly at the time of booking or shortly after if you wish to book Waffa from Dancing Floors 3/ We can also recommend taxi's for group bookings into Bristol or Bath town centres for your night out. Under floor heating warms the Pod and keeps it cosy all year round. The kitchen is fitted with solid oak worktops, sink, under-counter fridge (with small freezer above), double hob, microwave, kettle, toaster, cooking pans, frying pan, and an extensive range of crockery and cutlery. There is an ensuite shower room with a toilet and hand washing basin. Fresh towels and bed linen provided. Tea, coffee & sugar included.     We are situated at the end of a driveway on the very edge of a park and beside the churchyard - but don’t worry it’s dead quiet most of the time!  Within less than five minutes walk you will find a good range of places to eat and drink including pubs, cafes, restaurants and supermarkets. As well as plenty of shops and banks there is a leisure centre with swimming pools and a multi-screen cinema. The local train station gets you into Bristol Temple Meads in about 20 minutes if you’d like a harbourside walk or stay local and less than two miles away is the picturesque south Cotswold medieval market town of Chipping Sodbury.  We are equally well positioned for both Bristol and Bath.
    Bright bedroom with floorboards. Two single beds. Fitted wardrobe with plenty of hanging space and a chest of drawers. Two double sockets - one with USB charging points. Bathroom with bath and shower over the bath. Sorry we don't share our kitchen but places to eat within five minutes walk from our house include: The Lawns, The White Lion, Bolero Lounge, Morrisons Cafe, McDonald's, Costa, Boswells, Starbucks, Wetherspoons not to mention several takeaways. We do provide tea and coffee in the room and there is a small refrigerator on the landing for guests.
    It is like a village atmosphere around the green outside of our front door and yet you can be in a busy town centre within 5 minutes walk.

    My place is perfect for families or groups looking for a house - either when working away, in transit between properties as a short term let - or if you're exploring the Cotwolds/Bath/Bristol - as its close to M4 & M5. It has an airy conservatory/diner/kitchen overlooking the back garden, with underfloor heating for the chilly months and sun drenched in the summer. 2 parking spaces on my drive and located in a small estate of detached homes - and you can walk to the local cinema, shops & pubs.
    Its my home, but I also have an apartment on the south coast that I spend a fair amount of time in, and my partner lives about 45 mins away, so will stay away to allow your group exclusive use of the house. For groups larger than 4 or 5, I can put up a sofa bed/zed bed in the living room which is a small double. There is ample living space in the kitchen/diner/conservatory to allow the living room to be used as a bedroom as there is also a downstairs WC. The larder is well stocked, and plenty of crockery/cutlery/glassware as this is a home, not a holiday rental with limited resources of 6 cups/glasses etc. There is always tea/coffee/sugar in stock, plus essentials like bin bags. laundry tabs, dishwasher tabs, washing up liquid, tea towels, cooking oils, table sauces etc. Also a welcome pack with some perishables like milk and bread to ensure you don't arrive to an empty kitchen! So if you're having a new kitchen or bathroom fitted and need to move out for a week - you can just pack your case and move right in as everything is included to make this your temporary home! Or if visiting family in the local area/working in South Gloucestershire - its a perfect place to stay.
    Yate and Chipping Sodbury are midway between Bath and Bristol and on the edge of the Cotswolds. Yate is a modern town with many facilities such as a sports / shopping centre and cinema - and all within walking distance of the house. Chipping Sodbury is an old market town on the doorstep, with many quaint shops and pubs.

Vaig venir d'Irlanda a Bristol per a una conferència a la Universitat de l'Oest d'Anglaterra (UWE) Campus de Frenchay i es va sorprendre gratament al trobar-se a 5 minuts a peu de la casa. La misericòrdia és fàcilment accessible mitjançant la M1 o la M3 des del centre de la ciutat i la seva casa es troba a 4 minuts a peu de la parada d'autobús, a 3 minuts si ets jove i està en forma.     Luckington is a village and civil parish in the southern Cotswolds, in north-west Wiltshire, England, about 6 1⁄2 miles (10 km) west of Malmesbury. The village is on the B4040 road linking Malmesbury and Old Sodbury. The parish is on the county border with Gloucestershire and includes the village of Alderton and the hamlet of Brook End. The Cotswolds are designated as an Area of Outstanding Natural Beauty (AONB) which means it is recognised as containing some of Britain's finest countryside. The house has close connections to Bath, Bristol and the west country by car, bus or bicycle - we're just off the Bristol to Bath cycle network.
    Our house reflects our passion for travel, and we've created a cozy home. We'll provide toiletries and towels if you need them, and make sure you are able to make the most of your stay in South Gloucestershire with top tips and local advice on exploring Bristol, Bath and other parts of the west. During the hot air balloon fiesta, we often get at least one morning or evening where the balloons fly over the area. Great fun to go and watch them come down in the fields around us!

Very quiet and perfect for a bit of exercise if you want to!   • Ens vam allotjar a l’apartament de Sally, situat convenientment a tan sols 10 minuts d’on corríem Tough Mudder aquell cap de setmana. Ella es va assegurar que teníem tot el que necessitàvem per a una estada còmoda i ens va proporcionar esmorzars al matí. Apartament acollidor a la planta baixa, que era fàcil de trobar i en una bona zona del país. Tota l'estada va ser fàcil i senzilla, i vam poder fer la tarda amb facilitat. fins i tot vam conèixer a Sally i ella era molt amable i fins i tot ens va oferir que tornéssim després de suposar una sortida perquè podríem utilitzar la dutxa després de Tough Mudder, que estava a sobre i fora i va fer una gran diferència. Stable Cottage sleeps up to six guests across one king- size bedroom, one twin and a double sofa bed in a garden Summer House, and is *dog friendly.

Introduction Set within the owner’s 230-acre arable farm, Stable Cottage is one of five outstanding properties that comprise Avon Farm Estate Holiday Cottages, all decorated to a very high standard and each with its own hot tub positioned in a private patio or garden. Stable Cottage is directly attached to neighbouring Tythe Barn and is accessible through a connecting garden gate (which can be locked), making the two ideal partners for large groups. All Avon Farm Cottages can be booked separately or together to accommodate larger groups and families; hen parties are also welcome – please see below for more information. Stable Cottage is perfectly situated with easy access to the South West’s two most vibrant cities, Bristol and Bath, yet located away-from-it-all in beautiful countryside with stunning views across the Avon Valley. There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the stables! Stable Cottage’s wisteria-clad, stone walls and wooden porch is the perfect picture of a luxurious countryside retreat, drawing guests inside where they will discover a cottage furnished to a very high standard with a contemporary and old-world blend of furnishings and features. To the rear of the cottage, is a large, private garden with a hot tub on a raised deck, a summer house, with a double sofa bed, a seating/dining area, and an artificial-grass lawn where you can relax on deckchairs and enjoy an evening drink. Parking for up to three cars is available at the front of the cottage. Once you have settled into Stable Cottage you can decide what you want to do, probably a mix of relaxing in your comfortable space and testing out the hot tub, enjoying the flora and fauna surrounding the farm and just soaking up the atmosphere. However, if you wish to explore you can walk around the estate and stroll along the Avon River to the local pub on the riverbank. Or for the more active, you can hire a bicycle from Clive and Serena (pre-booking required) head down the cycle path, which was once the old train track, to either Bath or Bristol – only 2 minutes from your accommodation. Both cities are full of interesting places to visit and activities for all ages! (See the ‘Bristol & Bath Guidebook’ at the end of the Welcome Guide.) Guests have access to the 230 acres of land, which includes access to the River Avon, where you can do a spot of fishing (a personal licence is required). Take a walk through the farmland and you reach the local pub, which is situated on the bank of the river less than 1 mile away. The farm is also two minutes away from the Bristol and Bath cycle track, perfect for cyclists and walkers. The property is also close to Saltford Sailing Club and Saltford Golf Club. Surrounded by open countryside, the village of Saltford is also known for its history and has a conservation area, with a restored brass mill (dating to 1720), a Norman manor house and a church with a Saxon tower. Just 6 miles away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, one of Bath’s most iconic landmarks. There are also several National Trust areas nearby, including Dyrham Park and Stourhead House. Hen parties are permitted; however, we ask that Avon Farm rules are respected (see below) and where possible members of the group travel together to avoid extra traffic on the farm lane. Avon Farm rules: respect the 10mph limit around the farm; keep to the 20mph limit on Avon Lane; no outside noise after 10pm; no hot tub use after 10pm; and lastly, please notify the owners if any outside services have been booked (e.g. a chef or supermarket delivery). Kitchen-Dining Area Stable Cottage’s kitchen/dining area is equipped with all the amenities you’d expect from a luxury, self-catered holiday cottage, including a Hotpoint cooker and hob, Kenwood microwave, Miele fridge-freezer, a dishwasher, and a large capacity washing machine. At the centre of the kitchen is a rectangular dining table with seating for six, surrounded by sparkling white Corian worktops and dove-grey kitchen cabinets, housing everything you need to prepare your meals. A complimentary basket of goodies will be waiting for you, including a loaf of bread, cereal, biscuits, jam, butter, milk, tea, coffee and sugar. The Living Room The Living Area features a fabulous freestanding wood burner, with a three-seater, soft velvet sink-in sofa and armchair and a large wall-mounted JVC smart TV with a DVD player. A cosy rug sits on the birch-wood effect flooring, which contrasts perfectly with the white walls, feature stone walls and exposed beams. Decorated with just the right amount of ornaments and artwork, the Living Room is a cosy yet contemporary space to relax in with lots of light from windows to the front, back garden and side patio. Between the Kitchen and Living Area is an open, wooden spiral staircase leading upstairs to two bedrooms and the family bathroom. Upstairs Bedroom One This attractive, spacious, clean-white room with grey exposed beams and stone walls is furnished with a sink-in, king-size bed, bedside chest of drawers with reading lamps, a half-height wardrobe with plenty of hanging space, a large mirror with power points directly below and a thick and luxurious marl-grey carpet. Light streaming through a window overlooking the garden and a Velux window in eaves to the front of the property makes this a lovely bright bedroom. Bedroom Two Perfectly complementing the master bedroom, Stable Cottage’s twin bedroom also features clean-white walls with grey exposed beams, feature stone walls and a thick and luxurious marl-grey carpet. The room is furnished with two single pine beds with bedside chest of drawers and reading lamps, a half-height wardrobe and a large mirror with power points directly below. Family Bathroom At the top of the spiral staircase, between the two bedrooms, is the Family Bathroom, featuring a full-length bath, with a mixer tap to one end, a walk-in corner shower with fixed overhead shower, a washbasin with vanity unit, a tall storage unit with a full-length mirror and a dual-flush toilet. The bathroom has a heated towel rail and wood-effect flooring. Outside Summer House The garden’s wooden Summer House is both stylish, with its zebra ‘skin’ rug and colourful fluffy cushions, as well as practical, with a double sofa bed, bedside table and lamp, a mirror and hanging hooks, insulated walls (to keep it warm at night and cool in the day), an electric radiator and power points. The ideal place for teens, couples or someone with mobility restrictions who may not be able to climb the cottage’s spiral staircase. The cottage’s WiFi works well in the Summer House. Garden + Hot Tub Stable Cottage’s secluded and large garden (approx. 11 metres x 9 metres) sits at the back of the property and is accessed via a side door off the Living Room. The garden features a raised decking area with a five-seater hot tub and long garden bench. Step down to the artificial grass lawn with raised beds and mature shrubs and plants and relax on a deckchair or sit on the sofa in the summer house while you enjoy the sound of birds tweeting in the trees overhead. A back gate (with lock) opens from the garden to the entrance of Avon Farm Estate. From here you can walk through to a farm WC, which guests sleeping in the Summer House are free to use if the Family Bathroom is occupied. Parking Guests may park up to three cars at the front of the cottage.
    Enjoying the Farm and its Facilities One of the biggest benefits about staying on a farm is there’s loads to see and do without even leaving the site, it’s great for families, friends and couples alike! Avon Farm Estate has fishing rights for their stretch of the river, just a short walk from the holiday cottages. Guests are welcome to fish in the river, own equipment and license required. Bicycles are available to hire from Clive and Serena. Please help yourselves to chicken eggs. The chickens are beyond the car park through the opening onto the fields. Not far from the chickens is a family of goats. They like being fed vegetables, fruit, even bananas! Walk past the goats, follow the path down to the river and take a riverside walk either way along the public foot paths. The horses do not belong to the farm and are looked after by their owners who come daily to see them. Please do not feed the horses, but they are always happy for a stroke on the nose and a hello. Next to the chickens is the poly tunnel, and when there is fresh produce, you’ll find some in your welcome pack, and can refill this when there is plenty. Feeling green fingered? The grounds of the farm are always in need to something, so feel free to help us keep the farm looking lovely. Whether that be a bit of weeding, dead heading, or just advice, we will welcome any help! All around this field are many blackberry bushes, please help yourselves when they are ripe. There are some tenants on the farm who either live on-site in the converted barns, or who just let a stable and field. They are all very nice, and always happy to answer any questions. Local Amenities Saltford is a vibrant community of more than 4,000 residents situated on the A4 between Keynsham and Bath, alongside the River Avon and the Bath-Bristol cycle-path. Its location makes Saltford the perfect hub for activities in the Avon Valley. The village is surrounded by open countryside, with lanes, riverside walks and lovely views across the Avon Valley. Saltford is widely known for its history, with the ‘old village’ lying within a Conservation Area and including St Mary’s Church (over 1,000 years old with a Saxon tower); Saltford Manor House, a Grade II listed building estimated to date to the Norman era and thought to be the oldest continuously occupied private house in England; and the restored Ancient Brass Mill (1720), which is a gem of industrial heritage. At its heyday, the Brass Mill was at the cutting edge of technological and economic development. The property has been finished to a high standard with care and attention paid to the finer details. The house comprises off a wonderful, southerly facing open plan space that can be enjoyed whilst relaxing on sunny mornings taking in the view, as the full height feature windows create such a light airy space.
    The large double bedroom with a private ensuite has an incredible rain shower and bath. We also can accommodate a third person with the sofa bed in the same room. The room is within an extremely large two bedroom house, in a superb location close to Bristol city centre, Cabot Circus, and is in the heart of St George right on the River Avon with spectacular views! The location benefits from zero city noise, at night the only noise you can hear is wildlife or the river water running. The rear of the house is glass from top to bottom, allowing you a full view of the surrounding river area, as well as full natural light filling all the back rooms. The property is also supplied by renewable energy sources from being solar powered! Locally we have a Co-op supermarket within a 10min walk along the river path open from 7am -11pm daily. Bus routes are within easy walking reach to the city centre, and the nearest train station is a 25 mins walk away. The area is rich in big outdoor spaces within easy reach, the nearest being a 5 minute walk. There's Trooper’s Hill Nature Reserve, and the path along the river that leads to the Eastwood Farm Nature Reserve, and of course Beese’s Riverside Bar.
