We are a friendly, welcoming country house in one Dartmoor's most popular locations. We look forward to offering you a very comfortable stay and friendly, warm welcome within the private accommodation. We hope you'll find soaking and bubbling in our new high end (May 2017) luxury Hotsprings hydrotherapy hot tub pretty special after a day of exploring.
This is lovely, spacious, cosy accomodation; there are two bedrooms and it's located within a private garden level of a large and historic country house (we can add extra children's beds after discussion if required), we've an amazing outdoor private hot tub- with beautiful sky's and Dartmoor air, it's really something to bubble the night away. We have wifi Internet and there's a flat screen TV with Freeview, a fully fitter kitchen with all the appliances you'd expected. The self contained Garden Rooms offers all the expected facilities and more including A Tassimo coffee machine. There's a large shower / wet room and separate toilet. There's a large private natural stone patio, and huge tiered decked seating area for outdoor entertaining & relaxing. The Garden Rooms are lit by an array of sumptuous gentle warm lamps adding very cosy and welcoming feel to what is the beautiful, airy, contemporary and spacious Garden Rooms.
The house dates to approximately 1850 and is steeped in published history. We're only a 2 minute walk from open moorland and a 5 min walk from great local country pubs; it's only a 10 minute drive to Tavistock or the River Dart. There's a local post office, cafes and two country pubs in walking distance. We are also a very close walk to The National Park Moorland Visitors Centre.
The main floors of the house are separate and our small family do live in the upper house, our Garden Rooms are on the lower ground floor of the main property and private to our guests; we offer the option for well behaved dog guests at a small extra charge (£7.50 per night with a maximum charge of 5 nights in a week- payable on the day of arrival) and of course children are very, very welcome. We have safe key code access available also, we offer full facilities for couples, familes or small groups of friends looking for some time out in a great location.
We are only 6 miles from Tavistock - and low cost Taxi fares are available if you fancy a night out with no driving; we'd be happy to assist you in booking a great local relaxed restaurant, or giving you some unique pointers of places to eat, drink or visit-so there's no need to miss out on finding great places. The area is fantastic for relaxing, and exploring the beautiful local villages and the local town of Tavistock. For the more energetic it's a fabulous location for biking (local bike hire's available), riding (local riding centres), climbing (The Barn), hiking, canoeing and kayaking (we can also assist you in booking great kayaking too with a family kayak business), fishing, photography and more...
The Dartmoor scenery is hugely varied and really spectacular. There are lots of tantalising 'foodie venues', close by; plus markets and lovely shops in and around Dartmoors local villages and Towns.
Dartmoor's a fantastic location to equally enjoy easy day trips to a wealth of north or south coast villages, beaches and river valleys (in Devon and Cornwall). We wish you an easy and relaxing homely stay.
The Garden Rooms has some internal stairs, and also a couple of steps accessing The Garden Rooms and the private patio and deck area. Please be aware wet surfaces Inside and out can be slippy of course, and ensure you and your party are in good health to use our hot tub, there's also an unfenced wildlife pond.

There is a 30% supplement to cover extras such as decorations, cleaners rates, and treats over this two week period. This is payable as an addition.
If you require a cot or high chair please give us a weeks notice to ensure this is available. Please bring your own cot mattress and your preferred baby sheets. We ask this of you for safety reasons and for certainty of your baby's ongoing comfort.

We are located on the outer edge of Princetown village. Princetown is one on the highest villages in the UK and located 5 miles north of Yelverton and 6 miles from Tavistock. You'll find Chaplains House and The Garden Rooms located between a red phone box and the Historic Church of St Michael & all Angels.
You will have your own access through the The Garden Rooms private patio doors, and you will also be able to enjoy the use of our outdoor modern Hot Springs 5-6 hydrotherapy hot tub (great after a day exploring!), you have full use of the garden (there is a large unfenced pond - adults must remain responsible for children in the garden and pond larea and around or in the ho t tub - we advise you to check your health regards your use of the hot tub). You have use of a private fenced and decked seating area over looking the historic church (which we are located adjacent too). We are less than a 2 minute walk away from open moorland and a very short bike ride to 'cross moorland' cycle tracks and hiking routes. We are only a 3-4 minute walk from a village post office / shop, two cafes / coffee shops and 2 country pubs. #WeAccept #AirB&Bm

We aim to ensure your stay is relaxed and really comfortable. We live separately in the main house and understand guests have varying wishes whilst they are staying with us; relaxation, some privacy, a friendly welcome and somewhere comfortable, clean and enjoyable. The self contained Garden Rooms is private, modern and spacious; and in a great central location to explore the stunning areas around us. If you'd like we'll be happy to direct you to some outstandingly beautiful places and areas of interest as well as the best pubs, restaurants; or offer you other ideas whether they are for activities or relaxed enjoyment - just ask, we also have a collection of tourist brochures and local information. You'll be able to access the best places in your precious holiday time.
We think you'll love our Garden Rooms. We'd love to make you feel at home. The Garden Rooms can be stayed in as a B and B with advance request or a self catered holiday accomodation, and consist of spacious private accomodation on the ground floor with your own private patio, deck and hot tub. Well we don't like stating 'Rules' as we anticipate our guests will be lovely respectable and good people. However there are a few to ensure both your and other guests stay is safe, fun and pleasurable. Additional are a few helpful guides to ensure everyone remains happy including our future guests.
•The hot tub must be opened by two people and closed by two people, failure to do this is likely to twist the cover and hinges.
•As guests please ensure you are healthy and it's safe for you or your family to use a hot tub. There may be reasons you should check with your doctor about using a hot tub. It's certainly nut recommended fir very young children or if you are pregnant or have a heart condition; if you are unsure please check first with your doctor before using a hot tub.
•Alcohol has a magnifying affect on the body whilst hot tubing please be very aware of this. We do not recommend the use of alcohol and hot tubs together.
•Smoking is not permitted in the hot tub.
•Do not use glass outside or in / near the hot tub. Please consider using shoes whilst outside for your own protection. Please use shoes before getting into the hot tub - this stops sand and debris from outside being carried in.
•We ask you not to eat or drink in the hot tub please. We ask you to shower before using it. We have previously experienced guests that have misused the hot tub and it's required time fir a full drain and refill.
•We love that you'll have sole use of the hot tub and want you to have a great time but we'd also like our other guests to enjoy it for the full duration of their stay. Usually this isn't a problem. But the water will discolour if these rules are not followed.
•Finally regarding the hot tub we ask you not to use the jets after 10pm and to enjoy it with regard to our neighbours and noise levels.
Do come, do enjoy the hot tub, we love giving you great chilled out facilities, but these rules are absolutes to ensure you and other guests continue to have fabulous safe accessible use and lovely memorable holidays. Many thanks. Holls and family.
•BBQs please do not use disposable BBQs or portable BBQs on the wood or the grass or next to the hot tub. We have lots of gravel areas were you'd be more than welcome to BBQ and have a great time. Again please enjoy our facilities, our aim and reputation is that you leave having had a wonderful relaxing, fun and memorable stay. It's with apology that we've needed to state these as rules.

The property is a no smoking property, although if you do smoke feel free to smoke in the garden. Please don't use candles. Thank you.
As our guests we really want you to relax and enjoy your stay but we respectfully ask that outside noise, especially later in the evening after 10pm is kept to a minimum especially when using the hot tub and garden areas; however please do feel free to respectfully enjoy the facilities in the evening.
Please close gates - we do have two very friendly labradors (they aren't left out to roam but you may see them occasionally), and it allows you an extra level of privacy too.
Finally please remove your wet / muddy boots on entry, and clean any muddy 'pups', we want our accomodation to be as welcoming and loved by our next guests as you will find it for your stay. Upon your departure please leave the The Garden Rooms as you found it. Many thanks.
For our occasional dog guests we ask them to be clean and well behaved. We ask all guests to ensure that your dog is confirmed in advance; we ask dogs are clean and reasonably dry when entering the property, and dogs are not permitted on beds or soft furnishings. But usually (with notice) we can offer your four legged friend their own cosy bed (just ask).
As you'd expect the village is friendly and relaxed, and in one of the most popular locations in the national park. so we truly wish you a relaxed and great stay.

Hi my name is Hols, here are a few 'basics'. So I was raised by fab hotelier parents. I've lived in a few different countries, Majorca, Germany and Canada. I've loved working in short bursts in many countries: Sweden, Norway, Cyprus, Belgium, Denmark, US, Switzerland, Scotland.... I now work from home mostly and co run a UK Human Rights NGO and sometimes guest lecture and sometimes work in the media regarding the work we do. I'm a graduate of both Plymouth and Cardiff Universities. I spent quite a few years working in TV on various programs. We love paddling kayaks and canoes and exploring our area; basically we love the lakes, hills, crags, beaches and water too; swimming, surfing, biking and hiking... and the great local food that the area is famed for also. I'm a great believer in the power of nature and how it works wonders on the mind and body... I'm a mum and value family and our dogs immensely.
