Our place is an independent, renovated, year-round apartment, with a private garden, a separate entrance and it's own bathroom. We are not a hotel with many rooms, only a place to rest. Our apartment is year-round recreation facility designed for single people, fiance and marriage couples as well the families with children, located on the first floor of the building as pictured. Location of our place is quietly and calmly on a hill with stunning views of the surrounding green mountains

There is a very lovely stand alone studio apartment in a quiet area with a nice garden only for the use of the apartment.
The apartment is part of a big house, located on ground floor circa 44m2. The apartment is a wooden highlander style of house, with all mod cons found in the stylish nut wood interior, which is beautifully appointed with your comfort and holiday needs in mind. Indoor you can enjoy yourself sitting by fireplace, drinking hot vine or tea or spice warmed beer, but outdoor you can made by yourself barbecue in our sunny garden flower and green scenery for free.
It has two double couches in living room, two beds bedroom, toilet and a shower, but the living room is equipped with wi- fi safe Internet network, DVD and VHS players with TVSAT (No Kitchen, only table for preparing meals with electric oven, fridge, electric kettle, equipped with dishes, glasses plates, spoons, knifes etc.- all ready for preparing meals by itself) and romantic fireplace.

A bus and railway stops that will take you to any direction basically to Cieszyn, Kraków, Katowice, Wisła ( mainly for ski and mountain walks) towns and Ustron health resort part with thermal salt pools etc. and physiotherapy units and devices with good friendly staff of doctor specialists, nurses and physiotherapeutists as Ustron's mountain level has it's own, stimulogenic climate good for heart and rheumatism diseases treatment) are located within 15 minutes walking distance from the apartment.
Mountain walkings, Skiing on slopes of closes mountains equipped with lifts(800m) and )1500m), Nordic walkings, bike downhills, bike excursions 209 km to Kraków town by Vistula river shore, hang-glider entertainment are possible from nearest three mountains- Czantoria 600 m to lift, Palenica 1100m to lift, Równica 3,5 km by car or one and half hour walk. Yet 800 m from us you can enjoy horse-riding possibility with hippotherapy on request and 2200m distanced whole year paid Spa warmed swimming pool. Available are trouts fishing from Vistula river 200m from us and carp kind of fishes from near 300m from us the fish pond. Both are payment options for small one day or one month fee. During the Winter the skiing is the advantage of our area sport activities. We offer a unique holiday or day trips. There are walks and treks to suit all abilities, from the keen walker up for a challenge, to those who just want to relax and soak up the magnificent views as they amble along! 600 m from us is illuminated at night, new, owned by the municipality Ustroń, a tennis court with tartan surface, free. We have tennis rackets and balls for free. On the other side of the creek Jaszowiec 600 m is located in free space range of fitness equipment, the use of which is free.

Close to us you can buy food and drink in 500m from us distanced supermarket Polana by cash, Visa, Master Card, American Express debit or credit cards. Beside close to our locality about 600m there are restaurants, folk or regional bars, pubs with national polish cooking, even for vegans or vegetarians, you can spend good time with meals for cheap paying only by PLN currency in cash
This causes our region in Poland in one of cheapest in whole Europe as for example beer one pint costs 1 EUR, 1 kg bread 1,8 EUR, 250g butter 1 EUR, 1 liter milk 0,60 EUR, 10 eggs package 1,5 EUR, 1 liter coca cola or mineral water 0,6 EUR, but good dinner in restaurant with soup 8-15 EUR, so our apartment is recommended especially for families and retired.
Breakfasts can be ordered separately according to guest customs or dietary thus they are not included in website calculator, but they could be ordered on request for additional price, which would mirrors guest desires. Typical breakfast price will be about 3 EUR/ adult person

It can be found tucked away in the middle of lush woodland, on a sunny, south-facing hillside. Walking up to the closest forest you can meet and hunt by photo camera wild deers and pheasants
In fact it is handy for all local amenities, including Ustron's town center many top quality places to eat out. The summer grassy beach of the Vistula River are nearby 400m and within easy walking distance.
Children can play with you in our garden, but it depends on age. 600 from us is localised new park playground

We do not allow bring pets over the one, as we have our own friendly labrador to avoid problems of dog's interractions

★ House rules ★
This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

Booking period starts at 2 pm and is until 10 am next day, but they are flexible. We do not apply law as rule anyone could be stressed by time, so this is a place for rest not place of hurry up stress. Reservation of booking will be confirmed the same day after we will receive into our bank account or by (URL HIDDEN) 50% deposit of total booking costs and the rest of cost will be charged in the time of coming to our apartment. Deposit is not returned except special proved occurrences in full amount of payment.

Smoking is allowed only outside.

Guest agrees that no more than [Max Guests] persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.

The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as Internet access, satellite TV access or fireplace as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as fireplace, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.

Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.

In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:

This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of European Union. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of the European Union and town Ustroń. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature.
BUT: Regarding complains we prefer principle of mutual agreement before the principle of the application of lawly solutions on the basis that the first are to be given an olive branch,but if this is by other party rejected, then otherwise followed by legal action, which can cause additional problems and complications thus financial consequences for both sides.

Bardzo mile wspominamy pobyt u Pana Romana. Wraz z żoną zapewnili nam wspaniałą gościnność, a Pan Roman posiada ogromną wiedzę o okolicy i chętnie doradzi lub zasugeruje fajne miejsca. Miejsce jest bardzo urokliwe, wystrojone w bardzo przyjemnym, domowym stylu a kominek niezwykle umilił nam deszczowy dzień.

Lovely quiet secluded spot. I now get what people mean by the creaking floorboards - Roman and family live upstairs and are early risers so you will hear some moving about. But otherwise it's a great place to retreat and read books or have tea in the beautiful garden :)

Thank Irma. Thus we are not Hilton but mountainers house builded on my youth ideas I had walked all polish mountains styaing in different touritsic houses even in Szczawa village with more noisy floor), but then I was engaged in student's love ,so I did not think about floor

Pobyt u Pana Romana i jego żony - Pani Maryli - był bardzo udany. Gospodarze byli bardzo uprzejmi, kmunikacja sprawna, odebrali mnie z dworca, a Pan Roman szczodrze podzielił się informacjami o okolicy, co pomogło mi w lepszym zoranizowaniu sie w trakcie mojego krótkiego pobytu. Domek jest usytuowany w przepięknej okolicy! Pobyt tam sprawił mi prawdziwą przyjemność. Serdecznie dziekuję za goscinę i życze Państwu wszystkiego dobrego! Pozdrawiam, Natalia

The place is nice. Full of nature, trees, and clear air. The bus station is very close , just 7-8 min on foot and the rail-way station is still close, just 10-15 min on foot. The supermarket is also close. The host is so kind. He is old guy but still full of knowledge and curiosity. When I stay there, there is no wifi connection, but it will be refined maybe in few weeks. Sometime, I had a little problem to communicate with the host, probably because of my english pronunciation. We had some mis communications sometimes.

Hello Keisuke Thanks a lot for or comment. Firt wifi conenction were caused by thunderstorm you know.while there is thunderstorm I go and disconnect it aa in 2005 thunderstorm lighting who hittted at 1500V eelctrical wire 500m from us smoked HDD and modem so since this time I am going to disconned w-ifi wire from network, before lighting do this more quicker. Orange operator did not put internet network protection on cable who leads to our home I am not rich man to buy after every thunderstorm new computer and new modem. Yes we had communication problems to explain it this you because english you talk in Japan is different from the US english I talk. I hope your teaching of IT in Wisła rich hotel was successed. If I will ever go to Japan I will go to small villages with their original culture and houses, not to Tokio, I do not like big croudy towns Sayonara Keisuko

Roman's place is in a wonderful location, in the middle of nowhere, but still near a train station and a couple of shops. We had a great time walking in the area. The apartment is simple but sufficiënt. Do bring ear plugs as the Floor is rather squeeky! Roman is a welcoming host, and will tell you all you need to know about the area.

Thank you Dorien for your opinion.In the night ftem my do wish go out su I must open him a doors oto balkoon. It be a liitle bit noisy, but this is contrucion of wooden house I like much more that builded without noise building made from concrete with concrete floor. It is ore sound resistant but unhealhy. We lived in this local during time of communism, before we buid it so I know a little bit of difference but gueast are different. Some come for silent place some ( youth like to play until the midningh especially in New Year Eve which cause problem for my sleepless and my dog who is feared then. I saw in airbn there are the houses even on trees in Africa or Amazonia but in Australia interior houses with enable to open the glass roofs . Thanks Dorien and you may voyage all over the world as me when I was a teenager , now disabled 65 man

The cottage is nicely secluded on a small hillside, with only one neighbor. It is cozy and really clean, and offers all the things one could wish for a small getaway. The lift to the mountains is just 10 minute walk away, and there are bus stops, restaurants and shops within walking distance. Roman is a really sweet and nice guy, and I can only recommend staying at his place for everyone. :)
