When you enter Villa Panda, you will immediately be amazed by the jaw dropping views seen from every room. Our past guests have described our views as breathtaking, unforgettable and top-notch. But don’t take our word for it, come and see for yourself...

As you walk into our home, you will be greeted with a fully equipped, gourmet kitchen complete with every gadget you can think of, including an air fryer, slow cooker, Instant Pot and a sous vide machine for all of your cooking needs. We also have a top-of-the-line espresso and cappuccino machine, coffee maker, blenders and so much more. We offer full silver and flatware for 14, as well as radiant floor heating to warm up those toes after a long day on the slopes during the cooler months. We have a full house carbon and particles water filter in addition to two reverse osmosis systems installed at the kitchen sinks, all of which deliver clean, drinkable water from every faucet throughout the home. In fact, our water is better than bottled water! So there is no need to lug jugs of bottles here at Villa Panda!

Baby and toddler friendly, this house has a full compliment of dishes, silverware, bottles and other utensils and furniture that makes it unnecessary to carry them all from home.

Adjacent to the gourmet kitchen is the Great Room, which features a gas fireplace, as well as massive windows that provide stunning views to both the south and west. This is a great place to unwind and simply soak in the beautiful sights.

Just outside of the Great Room is an expansive deck complete with a top of the line outdoor kitchen. This newly upgraded space (October 2020) features an Alfresco grill and pizza oven, as well as a picnic table and seven-person Jacuzzi. This is not your typical outdoor grill; Alfresco is the definition of a luxury outdoor kitchen. It allows you to cook Neapolitan pizza in just three minutes, for example. You can also cook tandori chicken and steaks perfectly, as it heats up to 1,300 degrees. The possibilities for creating extraordinary meals are truly endless.

As part of your Welcome Package you will find a complimentary set of special 00 Italian pizza flour (5 pounds), yeast and the use of a Kitchenaid mixer, pizza stone, serving tray and a simple recipe to get you started. Add the toppings of your choice (bring your own) and compete for the most delicious! A top of the line Alfresco Pizza Oven and an Alfresco grill with rotisserie and searing station reaching above 1,000 F to show your best culinary tastes. You will be making your own pizzas right at home. Napolitan pizzas ready in 4 minutes! A Sous Vide set from Anova.

Villa Panda also has an outdoor gas fire pit which overlooks beautiful Breckenridge. The main patio area showcases panoramic views of the Gore Range.

Our home has five bedrooms. Each of the bedrooms includes a king sized bed; One bedroom has two kings (one is a bunk); one bedroom has three twin beds and one converts to a king for a combined total of nine beds throughout the home. We even have a pack-n-play for our visiting little ones, as well as a high chair. Looking to bring your furry friend with you? No problem! We allow up to two cats or dogs provided that the breed is approved in advance. (We don’t allow breeds that are known to drool because we like to keep the house pristine.). There is a one-time $200 pet fee, per pet for the entire stay.

Now let’s talk about fun and entertainment. Villa Panda has seven, large HD monitors with Xfinity X1, which offers thousands of movies and TV shows for free. Three of the TVs are 65-inch 4K HD OLED smart TVs while the other four are 55-inch 4k smart OLED TVs. We also have a DVD collection of more than 100 titles plus Sonos throughout the home.

You’re going to love this… We also have a full size, commercial grade video arcade with 3,500 games, including all of the favorites like PacMan, Donkey Kong, Asteroids, Centipede and more. This is in addition to a variety of indoor and outdoor games. We have an indoor shuffleboard table, as well as a new outdoor children’s playground. Prefer quieter entertainment? We have a full library of books for you to enjoy.

Villa Panda also features a Charts Room with every nearby hiking trail and ski run framed to help you plan your days.

If you are two families and want to be close but not always too close, this house is ideal: one interior door in the second floor connects with a different area (included in the count of bedrooms and bathrooms) that includes its own kitchen (microwave oven, fridge, sink and RO water system), bathroom, two independent entries to the garage and outdoors, a patio, two rooms (one with two king size beds in bunk and another with the arcade plus a pull-out sofa opening to a queen bed), 2 65” TVs and dinning table for 4.

Additional Details:
● WiFi: We have 1GB throughout the home.
● Computer provided: No need to bring yours as we just added a new HP PC so you can check your email, print your boarding passes and more. Printing is wireless from anywhere in the house.
● For winter guests: A 4WD or AWD is required. We get a lot of snow here. Our house sits privately on top of a hill, and while we’ve hired to plow to come every time we receive three inches of snow, the driveway may become covered in between plow visits.
● Electric vehicles: We have an electric car charger in the garage.
● Backup generator: We have a full-house generator that automatically switches should the power fail. In the event that occurs, the generator can provide up to 4,000 hours of power. But no need to worry, this has only happened twice in the past three years, and both times were for less than 10 minutes each.
● Discounts: We strive to honor our military and law enforcement by offering a 10 percent discount. This is available for veterans and active duty military, state, country and city law enforcement, as well as law enforcement personnel of Homeland Security.
● Altitude: The home sits at 8,900 feet.

1172 Palmers Dr. Rental Agreement Airbnb v.13 SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Villa Panda, LLC (“Homeowner”) and _______________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at: 1172 Palmers drive, Summit County, CO 80498 (the "Property"). The Property is furnished and includes linens, towels, washer & dryer, gas stove, range, dishwasher, 7 HD TV sets, modem/wireless router, Wi-Fi range expanders, fridge, Breville cappuccino maker, Jura espresso machine, Insta-pot, air fryer, Blendtec smoothie blender, Weber BBQ gas grill, Jacuzzi, flatware, glassware, cookware, silverware, humidifiers, HP PC, printer and other conveniences for the Guest use during the rental period.
2. Pets (maximum of two well behaved dog/s or cats subject to Pet Policy in House Rules in Annex 1 of this Agreement): Yes - No (circle one) How Many?:_____
3. Term of the Lease. The lease begins at 4 p.m. on ____________ (the “Check- in Date”) and ends at 10 a.m. on ___________ (the “Checkout Date”).

7. Security Deposit will be returned in full or partial deducting any damages by the Guest’s party one week after check-out.
8. Quiet Enjoyment
The Guest shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest shall then immediately vacate the premises. Quiet hour starts at 10 PM where outdoor noise should be kept to a minimum.
9. Use of Property
Guest expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest do not intend to make the property a residence or household.
10. Shortened Stays and Conditions
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
11. Condition and use of Property
The Property is provided in “as is” condition. Homeowner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Homeowner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the Property.
12. General Provisions.
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Homeowner. This Agreement shall be governed by the laws and regulations of Summit County, Colorado which is also the choice of venue for the resolution of any disputes between the parties. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which

is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature.
13. Default
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
14. Assignment or Sublease
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
15. Risk of Loss and Indemnification.
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Homeowner shall not be responsible or liable for any reason whatsoever.
16. Release
Guest hereby waives and releases any claims against Homeowner, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. You are warned that the hot tub and surrounding patio can be dangerous, that the patio can be slippery when wet or frozen, and that injury is likely to occur to anyone who is not careful. You must observe and adhere to all rules and polices as posted. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

IMPORTANT: PLEASE ATTACH A COPY OF YOUR DRIVERS LICENSE TO THIS AGREEMENT. This is to verify ID and minimum age condition to rent (25), as Airbnb does not provide for such.
Annex A - Rental Rules v.10
CHECK IN: Check in time is 4 pm. Early check in times are allowed only when the property is cleaned and ready for occupancy and prior approval is required.
CHECK OUT: Check out time is 10 am. Prior approval is needed for late check out. Please leave all keys, remote controls and garage door openers in their original place. A replacement fee will be charged for each lost key, remote control or garage door opener.

CLEANING: The home will be inspected and cleaned after your departures. The rental fee you have paid will provide for five hours of normal cleaning so that you can enjoy your vacation up to the last moment. You are required to leave the property in the same general condition in which it was received. Please pick up any trash and place it on the blue trash cans in the garage. Please put all silverware and flatware, kitchen utensils, etc. on the dishwasher and start the cycle. The house should be ready to be vacuumed, dusted, cleaned and beds made with fresh linen. House thoroughly disinfected with several UV lights that remain for your use.
Excess cleaning that may be required resulting from you, your guests or pet, will be billed to you. Remember to pick up any refuse, shedding, etc. from your pet.
GUESTS LIABILITY: You are liable for any damages caused to the property (other than normal wear and tear) by you, your family and/or any of your guests, including, but not limited to landscaping, misuse of appliances and/or equipment furnished. If damages are in excess of the security deposit being held, you must reimburse the homeowners for costs incurred to repair/replace damaged items.

SMOKING: There is a strict no smoking policy in the home. Ashtrays located outside in 3 locations.

HOLD HARMLESS: The homeowner does not assume any liability for loss, damage or inconvenience arising for any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the homeowner accept liability for any loss or damage caused by weather conditions, lack of snow, natural disasters or other reasons beyond their control.

HOT TUB & PATIOS: You are warned that the hot tub and surrounding patio can be dangerous, that the patio can be slippery when wet, and that injury is likely to occur to anyone who is not careful. You must observe and adhere to all rules and polices as posted. With full knowledge of the above facts and warnings, you accept and assume all risks involved in or related to the use of the hot tub and patio areas.

PETS: We allow two dogs or cats per party and they must be approved in advance. Pets should be potty trained, not chew or scratch furniture, etc. and are not allowed on beds or furniture. They can be fed and should eat only from their bowls. You are responsible to clean after your pet/s in and around the house, including shedding, droppings and any other stains they may produce. Doggie bags are provided for your convenience. There is a one-time, non-refundable pet fee per pet of $200

Drool prone and slobber breeds are not allowed to stay or visit Villa Panda. These include the following breeds (pure or mix): Great Dane, Basset Hound, Newfoundland, Mastiff, Dogue De Bordeaux, Saint Bernard, Boxer, Bloodhound, Bullmastiff, Neapolitan Mastiff, Great Pyrenees, Clumber Spaniel or any other breed, hybrid or mix with similar drooling characteristics.
No other pets besides the maximum of 2 pre-approved can be present at the house at any time.
SLEEPING CAPACITY/DISTURBANCES: You and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A) Occupancy exceeding the sleeping capacity; B) Using the premises for any illegal activity including, but not limited to, illicit drug use or the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age; C) Smoking inside the home; D) Causing damage to the premises or to any of the neighboring properties; E) Use of the house for any illegal activities; F) Violation of the Pet Policy; G) Any other acts which interfere with the neighbors’ right to quiet enjoyment of the property.

ADDITIONAL TERMS AND CONDITIONS: You, for yourself, you heirs, assignors, executors and administrators, fully release and discharge the owner of this property from any and all claims, demands
and causes of action by reason of any injury or whatever nature which has occurred, or may occur to yourself, or any of your guests as a result of, or in connection with, the occupancy of the premises and you further agree to hold the owner of this property free and harmless of any claim or suit arising therefrom.

The house is at top of an isolated hill in the area of Silverthorne. During every season there are breathtaking views of mountain peaks, the valley, and Blue River. Some shops are within walking distance.

We bought this house in 2015, was love at first sight! The house inside is fantastic but the views... are breathtaking! We could not resist! We bought it primarily for us to enjoy, but we live in Florida so we rent it out for the times it would be empty (it helps to pay the mortgage! ;) ) We got it ready for us with everything we love, we spared no expense or effort. The house is ready to be enjoyed in full without worries or concerns. From the fireplace in the living room to the fire pit outside, the (all new) barbecue grill, jacuzzi, HD tvs in every room, Xfinity X1 everywhere, the top offering in WiFi, a PC and printer to print your boarding passes, even 3 backpacks with 2 water bottles each ready to go hiking, radiant heating throughout, new boiler, all the dishes, silverware, glasses, mugs, etc. a full library of books and DVDs, boardgames, binoculars, spotting scope, etc. all is there ready and waiting for you, including a welcome package with nice surprises I am sure you will enjoy.
