FIND all the light switches. I put in recessed ceiling lights, recessed lights over the kitchen, under shelf lights in the kitchen and office nook, under microwave light, a chandelier and cascade lighting in the window wells, and indirect lighting in the book shelves. There are two lamps one on each of the two bedside tables. Also they didn't know how to turn on the cook top -- but I'm always on my iPhone -- and that could have been handled with a message "how do you turn on the glass cooktop" And I would respond with "1. Put a finger on the keyhole icon, 2. put another finger on the heat you want for each burner one at a time. 3. the burner icons relate to the place of the burner on the cook top.

The apartment is completely private as is your patio... The laundry room and mail room are both off the common foyer.. Your private foyer, THE ROOSTER FOYER, is down a narrow flight of stairs to your apartment and the mechanical room - which is private.

Please keep (SENSITIVE CONTENTS HIDDEN) TV, HULU, Blu Ray DVD and music at a reasonable level between 7am and 11pm.

Maximum of two guests. It's not possible to bring in an air mattress. Sleeping in a car in the parking space is also not possible.

-- No smoking, pets, or (loud) parties. 158 is a Quiet building w Quiet Zones.. suitable for professionals, work at home, study, research. There are events at Christmas and occasional meet-and-greets -- scheduled in the afternoon and early evening -- late night entertainment is easy at Sister Sorel, or 647 Tremont just steps away -- some restaurant's in the neighborhood have private rooms you can use if you order some appetizers. Ask Ed or Manny for details.

OPEN PLAN APARTMENT! Works best for one or two people, a couple, or a parent with one child. That said, it's a sophisticated apartment, the east entrance is down a spiral stair and the main entrance on the west side is via the patio just off a private way accessible only (for security reasons) from the north.

Airbnb House Rules…

This is a quiet house. Most of the guests are professionals, some working out of the house. No pets, no service animals and no smoking.

-- Call Ed at (PHONE NUMBER HIDDEN) with requests or concerns. Or call Manny, the building manager at (PHONE NUMBER HIDDEN)

-- High speed WIFI is provided.

-- To accommodate guests with asthma, non-smokers, and recognizing that 158 W. Brookline is insured as a non-smoking building. Guests are not permitted to smoke in the building, on the decks, patio, stairs, or within 25 feet of any entrance of the building.

-- The top four floors are hardwood. In consideration of other tenants in the building guests in the DUPLEX AND PENTHOUSE ARE ASKED TO wear soft-soled shoes, non-skid socks, or non-slip footwear. AND tenants and guests are asked to remember that voices carry and they are asked to be mindful of noise from footfall especially in traffic areas, foyers, laundry room, including hardwood stairs and spiral stairs. There is extensive sound proofing in the building. But footfall can be a problem so stocking or soft soles work best. There is some sound proofing between the apartments and foyers on floors one and two. So the mailroom/foyers/and spiral stairs are Quiet Zones.

-- On another note… Voices, music, DVD's, CD's can be too loud. Please feel free to knock on the door of other guests if the volume of stereo equipment, LED's, etc is too loud. A well place word will solve a noise problem and keep everyone in the building happy and comfortable.

-- Reasonable quiet is to be expected of all tenants, (i.e. no loud music. Base speaker vibrations travels from floor to floor and even house to house). Headphones are available for your home theater system. Ask Ed or Manny.

-- Avoid loud conversations in the foyers, airlock, on the patio and deck. Sound travels easily from neighbor to neighbor through open windows or on decks. Per city ordinance, outside noise from decks or emanating from the dwelling must be minimized by 10pm. After 10pm thee are many neighborhood places for conversations (i.e. Sister Sorel, 647 Tremont, Francesca's, Aquitane).

-- Long term guests have access to a mail box. Mail and packages are delivered in a secure area for Penthouse, Duplex, and Garden apartments. There is a package drop for small UPS packages in the gate to the mail room.

--Use of the deck is reserved for guests in the Duplex and the patio is part of the living space for the Garden apartment. Feel free to invite other guests at 158 to join you.

The location is really good, it is quiet and residencial area, nice neighborhood, and really close from the center of the city

tyvm, Pablo! Boston is 4 miles x 4 miles --- BUT almost all of the best sights are an easy walk from the house! Copley Square is only half mile from here and Harvard Square is 1.1 miles from my front door, and to the Freedom Trail is 1.4 miles AN EASY WALK!

Everything was perfect. Firstly, Edward helped us during booking process. In addition, he gave us very useful advises. Edward's apartament was really nice. It was exactly like in web phothos. Good wifi and TV (too many channels). Keys process very very easy, at check in and also at check out. Good bed. Good and quiet neighbourhood. Good communication to downtown. Only 2 "small negative points" (but not important in our opinion): 1) Inside the appartament it's easy to hear steps by other persons who live upstairs. However, for us it was not a problem. 2) cleaning was correct, but not perfect. Perhaps, our cleaning standard is very high, but we think there was small details like fridge or dust on furniture that could be better...our oppinion is that there are too many unneeded things inside the flat. In conclussion, we score 9 over 10 points.

Location was wonderful and the apt. has everything you could need! Edward gave us a lot of great suggestions and tips for getting around. I would definitely stay here again.

Happy to have you... The west entrance across the patio is the long way around, but the best way to avoid carrying a suitcase up and down the narrow spiral at the east entrance! Although that's down the street and up the alley!!

Delightful studio. Wonderful South End location. My husband and I walked or took public transportation everywhere. Edward was most helpful and patient with all of my questions. This is the first location I will look to book for on our next visit to Boston

I too walk most of the time, then public transportation, then Uber,Lyft,Cab or Zip car, Fast Ferry (Hydrofoil) !! Occasionally Enterprise for a weekend in the country, the mountains, or at the beach!!

This was a great place in a very central location. Ed was very friendly and offered detailed instructions to get in to the place. We checked in pretty late around 11pm but that wasn't an issue as place (which was very secure) was accessible by number codes. The only thing that posed a slight difficulty checking in and out was that we came in with four large and heavy luggages; we had to go round the back of the apartment (about a 3-5min walk) to get in as it wouldn't fit the stairs; not a huge issue (and I only have myself to blame from too much shopping) as that's been stated before we arrived and on the listing before we booked. Ed was very kind to let us store these luggages for the day upon check out which saved us the hassle of dragging them around Boston the entire day before our flight at midnight. If we had more time, we would have made use of the kitchen and his large selection of DVDs and books! Thanks for everything Ed!

It's so easy to shop in Boston... especially from this house as it's 10 minutes from the high end and the everyday shops in Copley Place, Prudential Center, on Newbury and on Boylston!!

MY THOUGHTS on the BostonMarathon2013 tragedy It's just 8 short block from my house, 8 brief minutes north. I want to thank so many of you who wrote on April 15.

Although I'm usually at The Finish Line on Boylston St near Dartmouth, this year I was at Home Depot picking up the final materials and fixtures for finishing up Project 158.

And this Tuesday April 16 morning... I couldn't sleep, I woke, wrote, went back to bed, got up again, and wrote some more.

I'm writing from Boston's Historic South End, it's 4:45am birds are beginning to sing. Sirens can be heard in the distance now. I live eight brief minutes on foot from the Marathon's Finish Line. I'm still in shock. Very sad and very angry that this could happen. Especially in this city, one of the most peaceful and progressive in the country.... happen in front of our library, the first public library in the country during a "people's sporting event". We are a city with many "sport's palaces" but this event is for the every citizen. It's not dominated by high salaries and expensive admission. It's a free event here in a city that so often makes history and writes laws that have extended social justice, rights, and freedoms to so many of us. We were the first Common Wealth and our constitution was the model for The United States Constitution which has extended rights and freedoms to so many. A constitution whose rights and freedoms are too easily limited by cynical people who sow fear and hate.
Now it's 7:24 am.. more sirens, the trash truck is trashing out back, the helicopters are again in the air, the streets are empty. Last night walking home from Foodies with salad-to-go, the few who were out walked in silence, the restaurants were closed. I'm in tears. I’m looking at my cover photo singing with last March.

Our December 14 concert fades in. It was just after the senseless deaths of NewTown CT school children. Reuben, our director, introduced us singing Leonard Cohen's Hallelujah and I don't remember his exact words but they went something like... "Today people asked me how we could be singing at a time like this, and I said HOW COULD WE NOT BE SINGING, singing Hallelujah. Cohen's, Hallelujah, a song of praise. A song that has more than 100 verses." He went on. "A song that needs so many verses because Cohen's asking... ASKING how do I sing praise... how do I sing Hallelujah."

Reuben's words stopped and our singing began, and when our singing stopped Jordon Hall rose in a standing ovation. It's was a moment I'll never forget, a Dec 14 moment, a day I'll never forget. I don't remember Reuben's exact words, and yet, I can rebuild what he said as the thought and the moment will never leave me.

And now one day and four months later, in the middle of the month, on a day we celebrate our Patriot's, a holiday, a holy day, here in Massachusetts, in my city, my hometown, on the 17th century streets, streets I've walked countless times, there's more sudden senseless death.

This time let's not use this sacred time as an excuse to start wars-for-profit. Here in Massachusetts we have the will to change our sadness, our loss, out anger into a social movement. Let us begin, and let us begin by singing, singing Hallelujahs.
