Mustang Run is located approximately 3/4 of a mile from the ski slopes.  Ground floor unit with no stairs and a 1 car garage. The private hot tub is gorgeous. On the free bus route this unit comes with a ski locker in gondola square so you don't have to lug your equipment back and forth. Truly convenient. Affordable 3 bedroom condo just minutes to the ski area.

This unit has a maximum capacity of 8 people which includes infants and toddlers.
There is a king bed, 1 queen bed, 2 sets of bunk beds.

Should you have more than the maximum capacity, you will be evicted and all monies collected will be forfeited.

This is a non smoking unit.
Please respect this request and don't smoke in the unit. No smoking means this unit is 100% tobacco & cannabis free. If you smoke anything in the unit, Airbnb will be notified and you will be fined $700 for violation of this rule.

NO pets allowed.
This unit does not allow dogs, cats or any animals in the unit. If you have a pet in the unit, the garage or even on the premises, Airbnb will be notified and you will be charged $500 for violating this rule. FYI; the entire complex is no pets. Not even owners can have a pet.

You will be in possession of 3 keys and a lockbox key. If a key is missing upon departure, Airbnb will be notified to charge you $30 for a replacement key.

You are 100% responsible for any breakage, spills, damage, missing items or excessive cleaning.

If you need the use of any baby gear (high chair/pack n play/gates), please request as it is not kept in the unit.

There is no housekeeping during your stay but the unit is set up like your home. 2 sets of sheets for each bed, blankets, duvets, pillows, bath robes. We supply laundry detergent, TP, paper towel, tissues, soaps/shampoo, napkins, coffee filters, spices, trash bags, etc.

Some units managed by Condos in Steamboat have private hot tubs. The private hot tubs are managed and maintained by Condos in Steamboat. All private hot tubs are drained, filters changed, sanitized and refilled for the next guest. It is the guest’s decision to use the hot tub and use at own risk. During your stay, the hot tub will be balanced and chemicals added as necessary. During your stay the water will not be changed. We suggest you have your little ones use the bathroom before entering the hot tub. There are times when the hot tub is not available due to an arrival and departure on the same day, maintenance or repairs. Condos in Steamboat will do everything in their power to always have an operational hot tub but some things are out of their control. There are no refunds or credits if the hot tub is out of service.

Renter and all renter's guests assume all risk and responsibilities. Guests are liable for their own actions and for those of anyone they invite into the property. Guests hold owner, property manager harmless from any liability.

Condos in Steamboat does not have a check-in office. We do live in Steamboat and work from our home office. We are always here to help in the event of a problem, question or concern. Approximately 10 days - two weeks before your arrival, Kim will mail you a packet of information which will include confirmation letter, maps with directions to your vacation rental unit. Depending on the building, a key, keycard or code for a lockbox or garage door keypad will be included in your packet. On your arrival day, you will follow your directions from your packet and go directly to your rental unit and let yourself in. Additional keys, keycards and garage door opener (depending on the unit) will be on the kitchen counter waiting for you. It is your responsibility to open this packet and read it. Do no assume b/c you have the address you actually know where you are going. Google Maps does not have all properties located correctly in Steamboat. Most but not all. Please follow the directions provided in the packet (or if they were emailed via pdf b/c you booked last minute)

Early check-in and Late check-out is possible with prior arrangements only. You may check with Kim 24 hours prior to arriving or departing.

There are restrictions on vehicle size and number of vehicles. Please talk to Kim about number of vehicles and size. Towing of any vehicle & expense by towing company is the responsibility of the guest. Absolutely no trailers or RV's. This unit has two parkings spots. One in the garage and one outside the garage door.

Guest will abide by all HOA rules and regulations. If Kim is notified by the HOA that you have violated a HOA rule, Kim will call you. If Kim is notified a 2nd time during the same stay of a HOA violation, you will be evicted from the unit and forfeit all monies paid. FYI: the president of the HOA does live at the property.

Guests shall leave the condo in the same condition and position as when they arrive, normal use and wear excepted. If furniture was moved, please move it back to the original location. Additional charges will occur for any piece of furniture that is not in its original location upon departure.

On departure day, you are required to strip sheets & towels that were used. Dirty sheets on the floor of each bedroom and dirty towels on the floor in each bathroom. Used robes on the floor in either the bedroom or the bathroom. Blankets, duvets, quilts are to be folded up and placed on beds. The dishwasher needs to be put on but not over packed. Any extra dishes that don’t fit in dishwasher should be left in sink or washed. All trash needs to be removed from the unit. All windows need to be closed. All lights need to be turned off. And, all TV’s need to be turned off.

Kim is the last person to see the property before you arrive & the first person in the unit after you depart. Guest is responsible for additional housekeeping charges if the unit is left in a state of abnormal or excessive disorder.

It is the Renter’s responsibility to ask questions about the unit & property. For example: If you want a view and you don’t see a view photo or a view is not described in the description, then most likely, there is no view. If you wanted ski-in, ski-out and the headline or description doesn’t say anything about being ski-in then it won’t be ski-in. Every unit is different. The descriptions are very accurate. PLEASE, PLEASE READ! Please ask questions & don’t assume.
