Guests have 100% privacy in the entire apartment one which has parking space, front entrance, 2 bedrooms, 1 lounge-dinning room, 1 kitchen-laundry room, 1 bathroom, 2 toilets, WIFI, heater-air conditioner, fully furnished & equipped rooms

It's located in the friendly neighbourhood, close to shopping centres, bus stops, train station, M5/M7. Easy access to Liverpool, Campbelltown, Parramatta, Sydney Airport, Sydney CBD, Blue Mountain & etc.

Easily access into guests' home stay. There are camera for guests' safety, doorbell, master lock box at the porch.

PARKING
- There are 2 car space available on the drive-way. One is for guests. Another one is for hosts.
- If you have more than one car, off-street parking is available and free

LOUNGE & DINNING ROOM
Has leather sofa, TV with Wi-Fi internet, refrigerator and book cases containing an eclectic array of books and magazines for leisure reading.

BEDROOM 1
Has a queen size bed for a couple and a bunk single bed for 2 people.

BEDROOM 2 is an ensuite.
Has a queen size bed, walk-in wardrobe, study desk, chair and wall-mounted TV.

BATHROOM (in ensuite)
Has a shower area, a first toilet and a double hand washing basin.

POWER ROOM (second toilet)
Has a second toilet and hand washing basin.

KITCHEN & LAUNDRY COMBINED DESIGN ROOM:
- All kitchen utensils are provided along with essential electrical appliances including induction cooktop, oven, grill oven, microwave, toaster, kettle, rice cooker and etc.
- The front loader washing machine

THE CLOTHE LINES
Located just outside the laundry sliding doors, off the right side wall.

SAFETY & FIRST AID
- Two smoke alarms are installed – one outside the powder room and the other in the ensuite bedroom
- A fire extinguisher is provided at the entrance to the kitchen/laundry.
- A first aid kit is available and stored inside the cabinet in the kitchen.

Brand new house is divided into 2 spacious apartments:

Guests will have 100% private access to the entire apartment one (listed in the space above) with front entrance.

Hosts live in the apartment two (behind the apartment one) with side entrance and separate space from guests.

When you need to contact us, please press the black door bell at the front porch as we live behind your apartment. Also we are very happy to keep in contact with you via phone or text message just in case you or we are not at home.

Please read the rules below before you proceed to book and stay with us.

IDENTIFICATION
For security and trust reasons, we ask that you verify your driver's licence and add a photo of yourself on the Airbnb website before you book with us. This will also make your future bookings easier with other Airbnb hosts.

VISITORS
STRICTLY NO VISITORS during your stay due to insurance and security reasons and also to ensure the peace and comfort of our neighbours.

CHILDREN
For safety reasons, please observe your children at all times and do not leave them at our place alone. Ensure that the children pack away toys after use. Ensure children DO NOT draw on the furniture and the walls etc.

Quiet time FROM 10pm. Please keep noises to a minimum as our neighbours work very early in the morning.

HYGIENE STANDARDS
Ensure all the rooms are cleaned and maintained at a hygienic standard AT ALL TIMES. Ensure the bathroom and kitchen are cleaned after use. We work hard to provide such standards for you and we trust you reciprocate.

STRICTLY no food or drinks are to be consumed in the bedrooms.

No illegal drugs & no smoking inside (please smoke outside the house).

Consumption of alcohol in moderation.

INTERNAL SLIPPERS are provided and are for INTERNAL USE ONLY. Please keep your shoes/sandals inside near the front entry and wear slippers provided. DO NOT wear internal slippers outside the house.

HEATER/AIR CONDITIONER
Ensure to set the TIMER for a maximum of TWO (2) hours to automatically turn off the heater/air conditioner after running. Always turn off the heater/air conditioner before going to bed or leaving the premises. For health reasons, DO NOT keep the heater/air conditioner running overnight.

Avoid operating the heater at a high temperature (for instance 27 degree Celsius) until the house feels hot and then immediately changing to and operating the air conditioner at a lower temperature (for instance 17 degree Celsius). We encourage you to make use of the windows and wear appropriate indoors attire.

Should the guests do not observe these heater/air conditioner rules, the hosts reserve the right to amend the functionality of the heater/air conditioner.

ELECTRICAL EQUIPMENT/APPLIANCES
Ensure the TV, heater/air conditioner and induction cooktop etc. are switched off before going to bed or leaving the premises.

KITCHEN
Before cooking, please ensure all internal doors (kitchen and bedrooms) are closed, open the external sliding door, turn on all exhaust fans and DO NOT operate the heater/air conditioner. As the heater/air conditioner is ducted, cooking fumes will travel through the duct and will stain linen and clothing in the bedrooms (including those of the hosts).

Ensure kitchen utensils and appliances are cleaned after use. Please do not immerse electrical appliances in the water.

PARKING
There are 2 car spaces available on the drive-way. One is for guests (nearest to the front entrance), the other one is for hosts. If you have more than one car, off-street parking is available and free.

STRICTLY NO PARKING on the grass/lawn (including that of our neighbours) as it can cause significant damage to the lawn and soil.

*** IMPORTANT: Do not hesitate to communicate with us should you have any questions so that we can establish mutual respect with each other. It is important that you understand that we endeavour to provide you with a high standard of service, so should you fail to observe our house rules, we have the right to cancel the remainder of your stay and as per the Airbnb strict cancellation policy, you will forfeit your accommodation fees paid.

Beautiful, new, quiet, private and immaculately clean home. We stayed for a hockey tournament and found it very convenient. Close to lots of restaurants/supermarkets/outlet shopping. Conveniently located near the M5 to get into town.

Thanh and Loc were dream hosts. They made us feel right at home and went out of their way to make our vacation in Australia the best experience ever. The house was a beauty. It is clean and everything we needed was there. The neighborhood was quiet, it was shameful to make noise
