Early Payouts Additional Terms of Service

Welcome to Early Payouts Service, a service available through Airbnb’s platform that allows a Host to receive a portion of their Payout for a booking prior to the Guest’s scheduled check-in time.
Your use of the Early Payouts Service is subject to your acceptance of these Early Payouts Additional Terms of Service (“Early Payouts Terms” or “Terms”) , which apply in addition to the Airbnb Terms of Service (“TOS”) and Airbnb Payments Terms of Service (“Payments Terms”), and are effective as of the date when you first enable or use any of the functionality of the Early Payouts Service.
For purposes of these Early Payouts Terms, you are contracting with the same Airbnb entities indicated in the TOS and Payments Terms. In the event of a conflict between one or more of the terms of the TOS, Payments Terms and these Early Payouts Terms, the terms in this agreement will prevail unless explicitly stated otherwise.

All capitalized terms not defined here have the meaning given to them in the TOS or Payments Terms.
“Booking Subtotal” is the amount equal to your Listing Fees minus applicable Airbnb fees and taxes.
“Early Payout” is a Payout in the amount of 50% of the Listing Fees due to a Host for an Accommodation booking, which is initiated by Airbnb Payments prior to the Guest’s scheduled check-in time.
“Early Payouts Service” is a Payment Service that initiates Early Payouts to Hosts.
The Early Payouts Service modifies the schedule in which Airbnb Payments will initiate payouts for Eligible Bookings of your Accommodation Listing(s). Pursuant to the Early Payouts Service, Airbnb Payments will initiate an Early Payout in the amount of 50% of your Listing Fees 72 hours after a Guest requests to book your Listing, and the remainder generally within 24 hours after the Guest’s scheduled check-in time. For bookings that are requested more than 4 months in advance of the check-in date, we’ll release the Early Payout 120 days before the check-in date.
If you are eligible for the Early Payouts Service, you will be able to opt-in on the Payout Preferences section of your Airbnb Account. If the Early Payouts Service is enabled, Airbnb Payments will send Early Payouts for all Eligible Bookings for each of your Accommodation Listings.
You may disable the Early Payouts Service at any time. However, opting in or out of the Early Payouts Service will only apply to bookings requested after you’ve changed your Payout Preferences (i.e., the Early Payouts Service will still apply to Eligible Bookings requested while the Early Payouts Service was enabled even if the Early Payout has not been initiated and/or the booking has not been confirmed).
Your eligibility for the Early Payouts Service is determined in Airbnb’s sole discretion, and may be changed at any time.
The Early Payout Service will apply to each confirmed booking that is requested while the Early Payouts Service is enabled on your Account (“Eligible Booking”), except for bookings involving: (a) long-term reservations (of 28 nights or longer); (b) reservations subject to a super strict cancellation policy; or (c) reservations involving co-hosts, landlord agreements, or hotel accounts.
Hosts are not eligible for the Early Payouts Service if they reside outside of the United States or if Airbnb withholds income taxes from their payouts. The Early Payouts Service is not available for Experience Listings.
For any Payout due to you that is not eligible for the Early Payouts Service, Airbnb Payments will initiate the Payout as usual in accordance with the Payments Terms (i.e., generally within 24 hours of the Guest’s scheduled check-in time).
Airbnb Payments will determine at the time of booking request whether the booking is an Eligible Booking.
Each Eligible Booking is subject to a fee in the amount of 1% of the Booking Subtotal (“Early Payout Fee”). By enabling the Early Payouts Service, you agree to pay the Early Payout Fee for each Eligible Booking. Airbnb Payments will deduct the Early Payout Fee from your payouts. The Early Payout Fee is waived for any booking requested 14 days or less before the Guest’s scheduled check-in time.
If you owe any amount to Airbnb (e.g., an adjustment is placed on your Account as a result of a cancellation, refund, Booking Modification, or dispute), that amount will be deducted from your next scheduled Payout(s) (including Early Payouts) until paid in full. If an adjustment on your account reduces the amount of an Early Payout, we'll refund you the portion of the Early Payout Fee assessed on the adjustment amount.
Cancellations will follow the cancellation policy you have set on your Listing(s). If an Eligible Booking is cancelled after we have initiated an Early Payout, you agree to repay Airbnb any amount overpaid to you (including applicable cancellation fees).
If, after we have initiated an Early Payout, there is a Booking Modification to an Eligible Booking that results in you having received an overpayment, you agree to repay Airbnb any amount overpaid to you.
If, on the other hand, after we have initiated an Early Payout, you are owed any additional amounts due to a Booking Modification to an Eligible Booking made prior to check-in, Airbnb Payments will initiate an additional Early Payout at time the alteration is confirmed in the amount of 50% of the Booking Subtotal increase. Airbnb Payments will initiate payment of the remainder of the Booking Subtotal increase with your standard payout (generally within 24 hours after the Guest’s scheduled check-in time).
If an Early Payout Fee is initially assessed on an Eligible Booking which is later subject to a Booking Modification, (a) the Early Payout Fee will be updated (up or down, as applicable) to account for the revised Booking Subtotal, and (b) any Early Payout Fee increase will apply even if the Booking Modification (and related additional Early Payout) is made 14 days or less before the Guest’s scheduled check-in time.
In addition to the prohibitions contained in the TOS and Payments Terms, you may not and agree that you will not and will not assist or enable others to:
- Accept any booking request that you intend not to honor, or
- Use or enable the Early Payouts Service with any fraudulent or bad intent
- Reservation of Rights
- Updates to these Terms
Airbnb reserves the right to any remedy, including legal action and/or suspending or disqualifying you from Early Payouts or limiting, suspending, deactivating, or terminating your Airbnb Account, if, in our sole discretion, we determine that you have violated these Early Payouts Terms, the TOS, or Payments Terms.
Unless specified otherwise in these Early Payouts Terms, Airbnb Payments will handle all payments in accordance with the Payments Terms.
If any provision in these Terms is held to be invalid, void, or unenforceable, such provision (or the part of it that is making it invalid, void or unenforceable) will be struck and not affect the validity of and enforceability of the remaining provisions.
Airbnb reserves the right to modify these Early Payouts Terms at any time without prior notice. If we make changes to these Early Payout Terms, we will post the revised Terms on the Airbnb Platform and update the “Last Updated” date at the top of these Terms. If any modifications reduce your rights or increase your obligations, we will also provide you with notice by email at least thirty (30) days before the date they become effective. If you disagree with the revised Terms, you may disable the Early Payouts Service in the Payout Preferences section of your Airbnb Account. Your continued use of the Early Payouts Service after we have posted a modification will constitute acceptance of the revised Terms.
